Janice - great transformation!! I love looking at how you are going to work your magic. As I've mentioned to you before, I think you do a great staging job of not overdoing it and knowing when to add more and when to edit to give the desired affect!
Maureen - Thanks! Not every home needs staging but many do, especially the vacant ones. It's rare that my buyers are not Ooo'd and Ahh'd by staging efforts when we come across them.
I agree that cosmetics are the easiest flaws to fix in a home, you can't do anything about a poor location or conditional aspect of the home.
In this buyer's market updating has been more important, but as inventories shrink and demand grows, it may not be as important. As my dad would say... it's more important the place has good bones... that the big things are good, like construction, electrical, plumbing and heating systems.

This is good for some. There are some potential bargains out there, and it's good to be able to spot them.
It is important to help buyers see how things can look. I stress that they should make sure the house has good "bones" and all the rest can fall into place later.
The visuals really help Andi. A large selection of buyers do have a hard time overlooking certain features and tastes of the owner. Sometimes even we have the same problem. Great job.
Great analogy. . . your pictures are great. :) Joan is so right - hire an inspector and make sure the "ingredients" are good ones!
Andi, an outdated home with great bones can be an excellent investment in a great location as long as it hasn't been neglected too much. Love your visuals!

Morgan EXACTLY! If you have greatlocation and the home is in good condition you are more than halfway there!
Gretchen - the things your dad said still hold true today. "Bones" is one of my buzz words when showing homes.
Brian - yes. I love when in the same day of seeing an outdated hom we see another one in the same neighborhood that is the EXACT same floor plan but updated. You get the live "Before" and "After."

Charita - ain't that the truth! I've seen some and thought I did a great job of masing my expression only to hear from a very discernin buyer that I raise my eyebrows when I see something distasteful. Poker player I am not. :)
Joy - exactly! The right ingredients of great location, price and room to grow with the home of course being in in good condition are the essentials.
Sharon - yes outdated can crossover into fixer if neglected too much. Outdated ok - fixer (unless an investor or contractor) is usually on the very bottom of their lists.
Hi Janice--that's a very clever idea to help your buyers see the possibility in a property. In my experience most buyers don't know where to begin to envision their dream home when they are standing in an empty room with outdated amenities.

The things that we can at to our homes are what makes the difference. We need to be able to see this in the home.
Very nice work with the Staging. We are finding shrinking inventory levels here in West Michigan. Homes that are priced well and show nicely often have multiple suitors in the buying process.
Andi - What a huge difference this makes. It gives the life a new room, and you're right, many buyers can't see this without help.
Andi, that is a great way to help buyers get the vision for change. There are a lot of houses in this area that are outdated, and unfortunately they sit forever. This is a great way to move them along. Thanks!
Great analogy. Lots of folks just don't want to take the time to finish the icing and are wiling to pay extra for the finished product.
I find that a lot of buyers lack vision. Especially, first-time buyers. That's why I always suggest sellers do a minimum of painting and staging to help buyers get past minor issues.
