“74% of clients you stay in touch with will give you a referral.”

I had an interesting telephone conversation recently regarding the above quote!

Here’s how our conversation went:

Realtor:  “I don’t agree with that number.  I’ve been sending a monthly newsletter out to all my past clients for a year now and I haven’t had a single referral.”

Blake:  “If I sent my significant other flowers once a month, but never told her I loved her, never asked her how her day was, and only told her how I’m doing… how do you think our relationship is going to go? Our relationship won’t go well until I start caring more about… her.”

It’s similar in business. Staying in touch with your clients is not ONLY sending the monthly newsletter (which is a good idea anyway), but making the effort to contact them multiple times each year. PERSONALLY!

Here are 5 ideas on how you can stay in touch with your clients:

1.)    Send a monthly or quarterly newsletter on relevant information.

2.)    Send a personalized “Happy Birthday” email.

3.)    Send a personalized Holiday email or card.

4.)    Plan an event each year where you invite your clients to attend-

One of our customers planned a “River Cleanup Day”. He invited all his past and current clients. It’s free and good for the environment. You can take pictures and post them to your Facebook and website. He plans a few events like this each year.

5.)    Place a call once or twice a year to your clients.    - If you sold 12 homes every year for 10 years, that would mean a 5 minute phone call every 3 days!  I believe this is the most important one!

Along with helping you manage your properties,

ClientTickler is going to assist you in staying in touch with these clients! In a personal way!

The average home owner will buy 4-6 homes in their lifetime…

An average real estate agent will sell them only 1 of those homes. Be better than average!

Awesome post!  I thought the simplicity of the explanation really hit home and I think I may share it with a few agents I know.  Thanks Blake, I look forward to reading more of your posts.

Thanks again for all the comments.  Here is another idea for everyone.

One of our clients had "Santa Clause" come to their office.  They had a room set up for parents to bring their kids in for pictures.  Each person was able to take all the pictures home on a CD.  Because this was such a huge success they turned the conference room into a place for the kids to draw until it was their turn for pictures.  The kids loved it and you get to bring in young families.  A great demographic for you!

I assume all of you network with insurance agents.  If you are sending your clients to an insurance agent, they typically have a good size network to help you invite additional people to these type of events.  So ask them to send out the invite to their network.

Have a great week :)

It's always been a two way street.  If you want something you have to give something.

Especially today, people can tell when you are just out for yourself, so just change your attitude a little, and make it about them.

You are going to contact them anyway, why not do it just a little bit differently, who knows where it will lead.

I agree, really caring for your clients interests above your own is the best way to get referrals.  It's not just about the transaction.

I agree with your quote about 74% of clients you stay in touch with will give you a referral!  I find that speaking to clients works wonders as opposed to a direct mail piece.  Of course, a personalized birthday card always makes someone smile :)

Gotta stay in touch on a regular basis. Most people don't check their open rates on email campaigns...so they end up worthless.

Couldn't agree more Blake.  Staying in touch is key, but being genuine about it is more important.  Good post!
