[WHAT IS BLOWING MY MIND IS - SEE BOTTOM...READ ON! YOU WON'T BELIEVE IT!] 

Thursday a week ago in my rotation through the time share resorts, and local watering holes where I meet a lot of buyers,  I met another prospective buyer!

He said to me, "Are you in real estate?" I said, "Yes, I am a Realtor(R), can I help you with anything?"

He says, "Yeah!, I've been trying to get my friend here, Mr. XYZ to call his real estate agent and he hasn't come through yet!" I say, "Well what are you looking for?" He went on to tell me he was looking for something to fix up in a good neighborhood...etc., etc., etc.,

I said, "Well OK, I'll find you something, how about tomorrow afternoon?" He said, "OK" and I ran home to start my search. I found a fabulous home for him. I just showed him one b/c it was late afternoon when he could meet me and I wanted to figure out his style and his likes and dislikes.

Well, he liked it, summed up the work and cost of the work needed. He suggested a price, I thought he was right on target.

I said, "I have a two more properties that I would like you to see as well." He said, "OK" I said, "How about 1:00 p.m. tomorrow?" He said, "That's fine."

I showed him the other two properties and he told me that he really liked the first one. He said he wanted to talk to his wife about it and think about it a few more days. I said fine...

There was really no comparison to the other two properties that I showed him, so this was easy!

Note: he is from way up north. Was flying home Monday night!

I called him Sunday to touch base, he indicated that he wanted to make an offer on the first property. We had an executed contract in an hour, at 15% less than the asking price. Everyone is happy and the deal moves on!

WHAT BLEW MY MIND WAS THE PHONE CALL I RECEIVED TONIGHT FROM THE SELLERS- TODAY (Monday a week later)! The seller's called me tonight to tell me that they had two new LEAD'S FOR ME! YES THAT'S RIGHT ME! Not the agent that had their house listed, but for ME! No loyalty to their agent, I am still shocked!

How would you feel? I have to tell you, their listing agent is a really nice lady???
She took 2% rather than the 3% and they are paying me my 3%....WOW! And they are still referring to me and not the other agent...please do tell...

Amazing isn't it??? I feel honored, the seller's even called me to get explanations on how the close would go...I referred them back to their agent, and they said, "But it's your title company, right?" OK, so I explained a little, I feel horrible though...their agent is a very nice elderly lady who is having some health issues now...so I guess I'll help her...I'm hoping it's the right thing to do...

I agree, it is about the vibe. Really I had to tell her where to sign on the Lead Paint disclosure...but she is the Broker/President of her company. Maybe she just isn't feeling well. I can relate on occasion.

I don't know what they were thinking, however, I guess when I kept telling the other agent where she had to sign and that she needed to have her customers sign the highlighted sellers area's, they were aware of what was going on! Thanks for posting and good to see you here!

Congratulations on the sale and the referrals. Keep up the good work and don't feel bad for the other agent.  You are doing a good job and not trying to take business away from her.  So just feel blessed like you are. :)

Thank you as well! I just feel bad, as I said before the other agent is a nice lady...the listing is in Boca, the customer was a FSBO! Not one call in 9 months...I'll set her up on the web...we how it goes. going there Thursday afternoon!
