Staging Occupied Homes on a Budget by a Morris County, NJ Stager
The goal of every good home stager is to highlight the home’s assets, showcasing its best architectural features (fireplaces, crown molding, baseboard molding, hardwoods, windows, paneling, and coffered ceilings) all on a budget and without having to rent furniture.
We get creative and repurpose extraneous furniture from one room and use it in another. We strategically place accessories (art, lighting, pillows, plants, throws, centerpieces, and bedding) to draw your eye to those coveted features while updating your home, giving it a cohesive and neutral palate that will appeal to the masses……………without breaking the bank.
The two rooms below are occupied staging examples where the family lived in the home while it was on the market. I worked with an excellent Realtor who priced the home right for the market and hired me stage the home.
We worked as a team and the home was under contract in less than 2 weeks!
This famiy room was more casual, undefined with a lot of unused space…
We added a defined seating area, a small office (see in next angle) in the far corner and kept the eating area where it was. Now the room has 3 functions and makes sense to buyers…

After: small office, seating area and eating space...
This living room needed a lot of decluttering, updated accessories and removing 30% of excess furniture that hide the square footage and windows…
New accessories, a good cleaning and strategic MLS photos show off the room’s size, beautiful hardwoods, and MLS photos that gave it the WOW factor by highlighting the fabulous windows and fireplace…

We used what the sellers already had, brought in new accessories and accomplished the WOW factor that lead to a quick sale!
