Sold in 3 Days? So right!

Some may agree that if you receive several offers within the first few days of listing a property, it must be priced too low.

I respectfully disagree.

All real estate is local and market specific.

A property that sells fast, may mean the home is located in a very desirable area, in great condition, priced well and the owners are motivated!

And those are the very reasons the 2 properties I listed in the same community went under contract in a few days and closed quickly. My clients were extremely excited to get on with their lives.

There was no price cutting involved here! And no shame either.

Wanda, an underpriced listing should sell fast, but so will a unique home or a home in a "in demand" area. I once sold a home over list with eight offers on the second day. I talked it over with experienced agents and my borkers... they concurred with me that the sale price was based on speculation about potential re-zoning (something not in the official plan and potentially years away)

I have to agree, Wanda! This just means that you priced it RIGHT! I had one seller who didn't think she should pay commission because the home sold so quickly--REALLY?! Sometimes I don't get the mindset of some of these people! ;-)

Wanda, pricing to market conditions is not the same all over and to have gotten them under contract in 3 days just said the buyers were waiting for that area and wanted to make sure they got it. Well done.
