  3. Get FREE advice and don't simply walk away from your overwhelming mortgage debt. Advice should be free and if anyone tries to collect money from you, run!
  4. You want to save your credit as best as you can by avoiding foreclosure, remember #1. The late payments in a Short Sale are what prove to be the most damaging in a Short Sale.

Dan, when distressed homeowners experience tough times it's often difficult for them to think clearly in regards where to turn or to seek information that will help them and you're right as it may seem like there are few options.

Lou, yes if they only they had hope that the sun will come up again, they may not delay their decision making.
