Home sellers who purchase a Home Warranty for the home being sold offer significant advantages to the eventual buyers. 

Purchasing a home with a Home Warranty provides the buyers with "peace of mind" should an unexpected repair to an appliance or major mechanical system be required.  Home Warranties are typically 12 to 13-month policies that protect the homes mechanical systems and appliances.  This can include items from plumbing, electrical or furnaces, up to appliances like a refrigerator or dishwasher. 

When a covered item needs repair due to standard use, the policy holder calls in a claim with the warranty company, and a repairperson comes to the home to check the item.  If it is an item covered under the Home Warranty, the item is fixed or replaced.  The policy holder at the time of the claim does have to pay a small deductible for each occurence. 

This is a great tool for sellers with an older home.  If most of the homes for sale in your market are younger, having a warranty like this in place can help erase some of that age difference in a buyer's mind.  Additionally the first year after purchasing a home is typically a financially "tighter" time for a buyer, as they have recently purchased the home, closed the transaction, moved in, and decorated.  It is not an ideal time (and there never is) to need repair or replacement of a major system or an appliance; which depending on the item, could have significant cost involved.

Some Home Warranty companies provide Free Seller's Coverage while the home is listed (typically up to a certain amount of days, but can be re-extended if necessary).

I'm about to list my own home.  It's in great shape, but about 10 years old. I will have it preinspected and offer a home warranty to the buyers.

Thank you for mentioning that Chris.  I forgot to add that a pre-inspection of the home is also a great thing for a seller to do prior to listing their home.  It allows for the opportunity to verify the condition of the home and potentially repair any items that might pop up as a challenge during the inspection period.  Fixing them before a buyer's inspector finds them, can save lots of money down the road when negotiating a contract.
