We have several potential buyers who have been looking at purchasing a home offered through the HUD Housing program.

The process to purchase a HUD home is very simple.

HUD has a list of homes, they allow you to inspect, you can than fill out a bid form via the net for the home, HUD is supposed to notify you if they accept your offer.

There`s only one major problem, HUD doesn`t seem to be in the market of selling their inventory,many of the same homes continue to remain on their web site,which i find very interesting.

The entire purpose of owning a HUD home is to insure these homes are sold to those who need them!

From the HUD web site "Oversees home ownership, low-income housing assistance, fair housing laws, homelessness, aid for distressed neighborhoods, and housing development programs."

It`s a great "Mission Statement",but if HUD isn`t paying any attention to their bidding process,how are they helping those who are seeking assistance?  

Even more curious are the actual prices these homes are selling for. In some cases these homes are actually "Priced Higher' than homes on the MLS.  

Strange as it seems, I wonder who`s paying attention to the "Housing Market" inside of HUD,it`s apparent there`s something wrong with the current system.  

It`s too bad HUD doesn`t have their act together because there are many people they can serve with this program.

I`m wondering if this problem is occurring in other states?

Not only are they ignoring the bids,they seem not to be selling the inventory. It`s impossible to believe during a "Housing Crisis" nobody is minding the HUD store.This is cause for major concern.

This is another one of those things that I believe they weren't prepared for.  It's like the banks weren't prepared for all these foreclosures. Good luck trying to close one of these.

I believe there are internal issues which has crippled HUD. They are no longer effective and the entire program needs to be overhauled!

Scott, we are trying now to obtain one. The people we are talking with are not very motivated to push the sale.

When you mention the term "Motivated" you`re right.

Was it your offer that they are ignoring?

It seems they`re no longer interesting in responding to the bidding process.

The few HUD homes I have sold have gone very smoothly. I think it depends on the area. NC still a great place to deal with HUD.

Scott - it is not just your area.  It is here in Richmond VA also.  Between the paperwork and all the hoops to jump thru, it is a pain.

My question is HUD taking advantage of some leverage in PMI and not caring about rather they sell the homes or not?

Scott....I laughed out loud when I saw the oricing on some of these homes..........who is doing the pricing????????  I have a friend that was buying hud homes in South Carolia....

PS....do you still have some REO interests in Oklawaha???

I find the HUD experience to be lacking here.  Its a hassle to bid and get any response.
