Recently I showed several homes in the Lake Zurich area, yours among them. Here is what I found:

  • A driveway with about 7 inches of snow on it, making it necessary to park across the street and trudge  through the snow to your house
  • An icy and un-shoveled front walk, making it very dangerous to get to your front door
  • Empty liquor bottles, food containers and dead roaches on the kitchen counter
  • A cloud of cigarette smoke so thick you could cut it with a knife, and overflowing ashtrays everywhere
  • A basement with mold climbing the walls and obvious major flooding and seepage problems
  • Filthy bedrooms, bathrooms, carpets and walls...filthy everything, really

 

Mr. and Mrs. Seller, I know you want your home to sell; after all, you do have it listed with a real estate company. You may not want to do any major repairs on your home. Perhaps you don't have the funds to do so. I understand that. But everyone can clean; all it takes is a little elbow grease and some soap and water. At the very least, your home should look and smell clean to prospective buyers.

 

Mr. and Mrs. Seller, do you think that having your agent include the words "as-is" in the MLS remarks removes your responsibility to disclose major defects in your home? It does not. My buyers will have a professional home inspection performed on any home they decide to write an offer on...and can use the results of that home inspection to cancel their contract. Disclose, disclose, disclose. It's the law.

 

Mr. and Mrs. Seller, if my buyers slip and fall on their way up to your front door, you better hope your homeowner's insurance is up-to-date. You need to get out there and shovel or ask a friend or neighbor to do it for you. It is your responsibility to provide a safe environment for others who come onto your property.

 

Mr. and Mrs. Seller, I'm assuming (and I hope) that your real estate agent advised you about what you needed to do to prepare your home for sale. Rest assured that your agent will be told about the condition of your home at the time of showing. When he or she calls you today, you need to listen and take action. Do you honestly think that my buyers want to buy your filthy un-cared for home? They don't.

Kelly-sellers need to be ready to step up the challenge of a winter sale in areas where snow and ice are an issue.  Even if it means hiring a handyman or service to do it.  When it comes to the interior the listing agent needs to take a tough love stance.  Sometimes I wonder if the listing agent just grabs the listing and says don't worry your home will sell.  Not in this market.

This just MUST BE an REO or Forclosure Listing!  Is it?  I can't believe a seller or an agent in this market would have a house like this unless it was one of these situations.

Kelly - I certainly got the drift of your message, I hope the sellers do too.  I hope their agent makes it as clear as you did.  I just had a deal fall apart.  The sellers didn't disclose any of the defects that they must have known about with their home.  Luckily for my clients they found out with the inspection process.  The bummer is they had to go through all this at their cost, that would be expected, but the loan went away with the house.  So now they're back to square one.  So sad....

I have always been astounded by the condition of some listings. No, Debbie Cook, these are probably not REO listings - I think it's almost always the fault of a wimpy agent who does not have the guts to tell sellers the truth. My favorite of all time was a house that was the headquarters for "International Ferret Rescue". At any time there were 20-30 sick or injured ferrets running around the property. The owners were pack rats, so there were stacks of paper and junk everywhere with paths cleared through it to get from room to room. Of course, as you showed the house, ferrets would pop out from behind these piles, scaring the Bejesus out of the buyers. The smell was beyond description! I was told by the listing agent that when the house finally sold, the buyers not only had to rip up the carpets, but they had to replace all the plywood floorboards as well, as they had been soaked through with ferret urine. To top it off, there were also a number of rifles standing in various corners of the  - not locked up or anything, just leaning on the walls. Top that!

Kelly, we don't worry about the slip and fall possibility so much in my area.  More like leaving four layers of skin on a hot door handle :)  Great points made about the legal obligation to disclose, as well as the buyer's right to inspect.  "As Is" language does not free a seller from legal responsibilities.  Well said.  I already knew that I wouldn't do business with any other agent in Lake Zurich, and this post only serves to bolster that decision.

There's one way to live in a house, and another way to sell a house. Sellers need to understand that when their home is on the market, they need to put out the best possible product to the public, not just what is comfortable or acceptable to them.

Very well said, Kelly.  You are clearly looking out for your clients' best interests.  It is hard to be frank with a seller about the need to clean a house for showings if cleaning is not something they do.  It makes such a difference in the appearance of the home.  Even an extreme fixer looks better clean.  
Clean home = more $$$$.  Thanks for your wonderful examples.

Kelly - I don't know about your area, but the REOs here are almost always 'trashed out' before they are listed.  They might be dirty and smelly, but there is no garbage laying around.  There is absolutely no judging how a seller is going to perceive 'clean' when it comes to marketing their home.  Many times they see that as taking the trash out before a showing.  No vacuum cleaner, no cleaning the tub, no putting dishes away....nothing.

Kelly...I LOVED this post!!!  Someone needed to say it and you did!!  It makes you wonder what they are thinking, especially in this market.  I think we can all also help each other and our sellers by giving HONEST feedback (I have a very strong feeling you did!).  Sometimes our sellers need to hear it from the showing agents as well as the listing agent, but you wonder, if it was in this bad of condition, if the listing agent really even cares?

Debra: I have no idea what they are thinking...I think in most cases the listing agent tries to get the client to fix up or clean up, but the owner just doesn't care.
