Maui Hawaii South Shore Condo Listings Newsletter     -     March 2012

I have noticed a dramatic decrease in new condo listings this past month which could be the start of lower inventory.  But I see from the February statistics that sales volume is down compared to last year at this same time, so maybe it will all even out.  Time will tell.  Let's take a look at what is actually selling.  Listed below are any sales and pending sales from the past 29 days in the Kihei Wailea and Maalaea areas.

1.  Pending - No Show, North Kihei  $110,000.00
- upper floor 2BD/1BA townhouse condo at Southpointe, mountain view 
- a typical unit with nothing outstanding about it, not a short sale or bank owned

2.  Pending - No Show,  North Kihei   $118,900.00
- another Southpointe unit, bank owned 2BD/1BA condo with a few upgrades including fresh paint inside, might need some appliances
- ground floor with small low maintenance yard, no grass to mow

3.  Pending - No Show, North Kihei  $120,000.00
- Kihei Villages is very similar to Southpointe, this 2BD/1.5BA unit is a short sale and lender has set this price
- upper floor with ocean view, no appliances or furnishings included with this AS IS sale

4.  Pending - No Show, South Kihei  $130,000.00
- Keonekai Villages is also like the above developments but in a nicer location with quick access to Kamaole 3 Beach Park
- 2BD/1.5BA ground floor condo with small fenced yard and a garden view, no appliances come with this short sale either

5.    SOLD Feb. 24, South Kihei  $207,000.00
- this 3BD/2BA Kihei Shores unit G101 is a ground floor corner unit with extra closets
- high density complex boasts a pool and spa and close proximity to the beach, maintenance fees about $535/month

6. Pending - Keep Showing, North Kihei  $253,500.00
- nicely upgraded  2BD/1BA vacation condo at Koa Resort, oversized custom shower, kitchen with cherry cabinets and walk-in pantry
- complex has lush grounds, extra large heated pool, tennis courts, across the street from the beach, you can bring your pets

7.    Pending - No Show, North Kihei  $269,080.00
- this second floor 3BD/2BA condo at the Villas at Kenolio comes with 2 side by side parking stalls which is a nice bonus, not a short sale
- great complex that allows pets, large pool and work out room, big play area for the kids, close to the beach

8.   Pending - Keep Showing, North Kihei $278,500.00
- another great Koa Resort unit, well maintained upper floor 2BD/2BA holiday home with tropical garden view 
- being sold completely furnished and move in ready, 2nd bedroom and bathroom are up the spiral staircase
 
9.   SOLD Feb. 29, South Kihei $435,000.00
- beautiful ocean views from 2BD/2BA Kamaole Nalu 506, Leasehold beachfront building which is very close to shops and restaurants  
- monthly maintenance fees of $847, monthly lease fees of $652
 
10.   SOLD Feb. 24, Kihei $924,000.00
- detached 3BD/2.5BA home with garage, stucco exterior, high ceilings, granite countertops and stainless steel appliances, lots of windows
- brand new 2 story residential condo home in a gated community on the fairway, pets are allowed but short term rentals are not

Better Place of Hawaii recently held a demonstration of their new electric car charging station in Kihei.  The public was encouraged to come out and test drive a Chevy Volt or Nissan Leaf, to support the growing trend of these more environmentally friendly cars on the island.  Better Place of Hawaii has invested in a number of charging stations on Maui and the other Hawaiian islands, including one outside of Foodland on South Kihei Road.  With membership, electric car owners can now charge their cars for free through the end of the year, while a pricing structure is determined.

Georgina - it looks like the Maui real estate market is improving like everywhere else - but then who wouldn't want to live in Maui.  

I think it's great that Kihei has an electric car charging station.  I'm sure we'll be seeing more and more of these around - at least I hope so.
