The sale of a home is always an exciting and scary time for the family.  .  Once you have decided that you need to sell your home, there are a few things that you need to do to ensure that you get the best price possible for your home.  Currently there are a variety of homes for sale in Charleston WV.

1. Small Maintenance Tasks

Remember that door that doesn't close properly, or the tap that leaks?  These small things will not only be noticed quickly by people who are looking at buying your home, but they imply that there could be greater maintenance needed to buyers!

Walk through your home slowly; check each window, door, tap, floor board etc. in each and every room and then make a note of those that need attention, where they are located and what needs to be done.  Example: FamilyCharleston_home_maintenance room window is cracked, new pane of glass.  This way you have inspected every nook and cranny of your home objectively and made a list of problem areas.

It is not always necessary to get professionals in, but if you do not have any knowledge on how to do the tasks necessary then hire a professional to do them for you.  There are handymen services available in most neighborhoods, you could get a handyman in to do the tasks and it will not cost you too much.

Remember to be objective, think of your home as a home you want to buy, and be especially alert to any problems that are visible!  Let prospective buyers view your home as a luxury home for sale in Charleston.

2. Clean up

It sounds obvious, but not many people realize that there are areas of a home which look dirty a lot quicker. These areas could make a prospective buyer choose NOT to buy your home!

Get a scrubbing brush, some detergent and if necessary some touch up D-I-Y paint.  Set a day or two aside and get busy!  What you need to do is go through each room and scrub the walls, door frames, door handles and tiles so that they look like new!

It is not necessary to repaint your home before selling, simply go through each room and wash the walls thoroughly; removing all scuff marks from furniture and doors, those few places where the scuff marks are not washing off can be touched up with a little spot of paint! This is alot cheaper and easier than repainting every room from ceiling to floor!

Carpets need to be washed or steam cleaned and tiles can be scrubbed, when you scrub your tiles make sure you scrub very well with a scrubbing brush between the tiles!  Get up on a ladder and take a cloth with detergent and clean those light fittings!  After your day of scrubbing stand back and admire how "new" your home looks!  As a seller, you want your prospective buyers to enjoy viewing your home as they go about buying a home in the Charleston wv real estate market or Huntington West Virginia Real Estate market.

3. De-Clutter

While your looking around your home for places that need attention, make a separate list of items which you can Charleston_de_cluttertake to storage immediately.  The prospective buyer is not buying your furniture, so they need to be able to see the rooms themselves!  Taking furniture out and putting it into storage till you move into your new home gives the illusion of space and this is appealing to prospective buyers.  .  Once you have sold your home and you return to the storage place to retrieve your other furniture, you might even decide that you do not like it anymore or do not need it anymore and can then sell it off, making some extra money for anything you might need to do in your new home.  All of our sellers are recommended to follow these steps as a rule of thumb given by most Charleston WV Real Estate agents.

4. De-Personalize

The home is yours, and it is normal to have portaits, photos, posters and everything that has memories and sentimental significance to you all over.  Once you ready to put your home on the market, you need to remove these items, put them into boxes ready for your new home.  The prospective buyers tend to feel like they are intruding on your space while they are looking around your home if they are constantly looking at family photographs and other items which do not belong to them.  The prospective buyer needs to be able to imagine his huge portrait on the wall where your great grandmother is, so for now, perhaps just put a large mirror there instead of great great Aunt Bee.

5. Illusion of space

Create the illusion of space in smaller rooms with a couple of well-placed mirrors.  Ensure that all the curtains and drapes are open and that as much light as possible is allowed into each room.  These small tips give the rooms an airy feeling and make them appear bigger than they are which is inviting to prospective buyers.

6. Garages, gardens, sheds and outside

Clean out your garage, tool sheds and any other storage areas on the property!  Take this opportunity to do some major spring cleaning as well!  The prospective buyer wants to see what space is available for them to store their own goods in, whether it is the basements, the attic, the garage or a storage shed, make sure that they are clear of your own goods and clean! If there is anything wrong with any of the storage areas, for example a squeaky door or a leaking roof, have it repaired!  While you are going through your storage rooms to clear them out, go through what you have in storage and throw away or sell the items you have not needed in the last six months.  This way you are clearing out for prospective buyers and spring cleaning so that you do not cart excess stuff to your new home!

7. Curb Appeal

Creating a good first impression to new home owners is of utmost importance.  The first aspect of the house that any prospective buyer sees is the curb!  Driving past and seeing a For Sale sign or even stopping for a pre-arranged viewing, the curb is always the first aspect of your house that the prospective buyer sees.  This is where your house makes its first impression!  Make sure that your house makes a good first impression by Charleston_curb_appealensuring that your curb is always clean!  The mail box needs to be secure, upright and look like new!  The garden needs to be neat and tidy at all times!  Your porch needs to be inviting.  Another way to make your home appear inviting is to have a nice clean welcome mat or a wreath on the front door.  When people look at your home from the road, you want them to feel welcome to enter!

8.  The Kitchen - The hub

The kitchen is the most important place in the house.  The kitchen is where people gather for meals and conversations.    To sell your home, you need to ensure that your kitchen is appealing!  It is not necessary to have your entire kitchen revamped just before putting your home on the market!  Ensure that all kitchen cupboard doors and draws are in perfect working order.  Ensure that the kitchen walls, counter tops and floor are sparkling clean.  Clear the counters tops off, and give your appliance a new lease on life with a good cleaning! Make the kitchen appear more appealing with a nice bowl of fruit or arrangement of flowers on the table.

9. The Bathroom

As stated a little earlier, you need to ensure that taps, tiles and windows are in good condition and very clean.  Make the house more appealing to buyers with a little extra in the bathroom.  Ensure that the bathroom is airy, and smells good.  Ensure that the toilet has been flushed and that the seat is down.  Ensure that the towels on the racks are clean.

10. Final step

Finally, you need to decide on which real estate agent you are going to use to sell your home for you? What asking Charleston_real_estateprice is acceptable for the season? How much is the house actually worth and how much you are prepared to settle for? Once you have chosen a real estate company, the agent that you are dealing with will assist you with the legalities and formalities regarding the price, viewing arrangements, open house appointments and anything else that needs to be brought to your attention for a successful sale.

Follow these tips, and you will get the best price for the house!
