Congrats Hannah for your outside the box attitude with dealing with sellers in your neck of the woods and giving them "The Contratrian" direct point of view. You are filled with integrity and fully under ethical behaviour. Love your letter....continue sending this campaign in sequence until the light bulbs goes on. time is always of the essence.
Adrian My market has many sellers in shock when they see what their house is worth compared to what it was a few years ago ... best to be honest upfront saves problems later
Chris Anne In my market it is a given ..Unless the seller is educated on actual recent sales .. Thanks for the feature
Eileen you are so kind.. How right you are "time is of the essence "
Hannah, this is so great! Love it, so I suggested it!
Hannah - Indeed it's rough being the messenger of bad news when someone is upside down or shouldn't really list their home at this time. It makes us look like the bad guys when in fact all we are being is the truth teller. Numbers don't lie... like it or not so don't get upset with us.
Linda Wow ! thanks do much !
John I agree ;but it is even the folks that have equity
Hannah
It's to everyone's best interest to tell it like it is.
Good luck and success.

Hannah, it's better to let them down before you list, than after. Today's market is tough and sellers need to know the facts.
Lou Honesty is the only way to go
Kay You are so right on the money!
Hello Hannah ... some great words of advice, and what's very strange is homes in Las Vegas are selling so fast that prices are rising. Up and Down like a yo-yo ...

EXPRESS WITH WORDS AT ACTIVERAIN
Hannah, we walk a fine line with whether or not we get the listing when we tell the truth. I recently lost a listing because I gave the client a CMA that was about $25,000 less than they thought they should get for the home. After not putting the home on the market for 3 months they listd with someone else at the value of my CMA.
Thank you Hannah, For your wonderful, informative and timely post. Just in time for the spring market. We,as Realtors, need all the help we can get right now. What is abundantly obvious to us seems to be hard for some sellers to understand. Caprice
Bob ..I wish i could say the same ..Thank you for the Feature my friend
Ed.. In this area having a listing that over priced in this price range is a waste of everyone's time ..I will pick it up when it expires
Caprice .. If the sellers want to sell they have to be priced with today's market prices..If they are buying they will make it up on the other end ..
Hannah
All I can say is Amen! It is a mystery to me how some sellers can look at the comps and yet somehow feel that those numbers don't apply to their "special" home! good job!
Marti You are so right it does become frustrating doesn't it
thanks and have a wonderful day !

Great post Hannah. This is something I deal with here all the time. Fortunately most sellers here understand how far the market has dropped. I just listed a home for $165,000 that the sellers paid $400,000 a few years ago. They were not surprised at all by the list price.
Boy, it is tough. And, I have sat at many a table with a crying homeowner. Literally. But, it is more important to be honest upfront for the seller's bottom line. Overpricing a property leads usually to a lower net for the seller. Good work.
This is one of the toughest parts of our profession isn't it? I'm about to have one of those meetings in 5 minutes.
Jim .. the depreciation in value is shocking ..isn't it
Suzanne i try to tell the sellers if we start to high the property will stay on the market longer..
Christiansen Team.. Good luck let me know how you make out .
