I just attended our quarterly county realtors luncheon.  In talking with several of the agents it seems that many choose to relax during the Christmas and New Year holidays.  Comments such as "Houses don't sell at this time of year," and  "No one is looking to buy and deal with moving during the holidays," were heard.  Several mentioned they will get back into prospecting after the beginning of the new year. 

As a new agent, it seems like now is the perfect time to contact FSBO.  If they are willing to continue to show their home through the holidays, they must really need to move!   What are your thoughts on the opportunities found during this time of year?  Do you take off the months of November and December?

I work FSBO's, expireds and my SOI heavily during the Holidays for just that reason. Much less competition this time of year and with planning I won't be scrambling for business the first quarter of '08. I'm with you Calvin, get out there and get those listings!

I wouldn't say I take off for 2 months of the year. Honestly, you must always stay in front of your client base. Sure it is slower time but right now with home sales down, you must continue and expand efforts to gain new clients, in hopes of another deal. Send holiday cards, visit past clients to wish them a Happy New year. Always stay first in their minds.

Because while you are taking 60+ days off, another ambition agent could grab up one of your potential clients.

Just my thoughts however.

Absolutely not.  I work on my business pan, holiday cards, following up with prospecive buyers and sellers, etc.  If someone is looking at homes during the holidays, it usually means they. need to buy asap.  I was just on a listing appointment this week.  Why?  Because they need to sell asap There are still prospects out there and if you find them now while everyone is relaxing, that will be one more sale that you will have in 2008.  Keep it up and Merry Christmas to you also!!!

I dont think that buyers hibernate during winter but that sellers and agents do.  The houses that are priced right are going to move well because so many sellers take their homes off the market during the Holidays and/or allow fewer showings.

Jim and Bianca,  I agree that now is the time to get the listings that others are missing out on.

Like Linda wrote, buyers looking now are serious and so are the sellers!  Not a lot of tire-kickers this time of year.

Amanda, pricing homes to what the market accepts as a fair value is the key.

Jeanette, I hope you enjoy Christmas with your family as I plan to do, too.

I'm still working Calvin. The  buyers that are out this time of year are serious. Take time yes for family and friends and enjoy the holidays, but don't take two months off.
