Ouch...that would hurt, wouldn't it.  We don't list houses like the ones that Andi Grant has so eloquently described in her blunt, honest but humorous post today.  Well, humorous to us agents anyway.

Even though we don't list them...we've definitely inadvertantly shown them!  Yuck ! ! !

Here's a List of Rugly bathroomeasons Why My First Time Home Buyers Didn't Make an Offer On Your Home 

Ah the joys of househunting with first time home buyers.  No matter how much I coach and advise them before setting out to please look beyond the home seller's clutter, wall colors and furnishings when viewing homes because those items are easy fixes, they nod vigorously Cutest dogs everin agreement and then oftentimes shutdown when they physically see or smell the reality of the home in person.

Here are just a few things that have recently come up while home shopping with buyers this year and these weren't even my picky buyers:

 

  • Odors and Smells (pets, cigarettes, b.o. - yes I said it B-O)
  • Clutter (papers, clothes, cute AND creepy doll collections, choch-kies covering every shelving surface)
  • Flower-power wallpaper (that obviously came as a bundle package because it matches the rug, sofa and throw pillows)
  • Dark wood paneling with bulky overstuffed furniture(that made them feel closed in as if they've walkeCreepy dolls do not help to sell homesd into a giant coffin - this was actually said by one of my first time home buyers recently!) 
  • Sparsely decorated home that was all white or mostly pale monochromatic colors that ended up feeling like a museum and/or cold and clinical (brrrrr)
  • Heavy drapery that virtually eliminated all natural lighting in the middle of the day creating a dark oppressive atmosphere (think the Haunted House at your local theme park).

Crazy right?  I mean some of those are really simple fixes that a coat of paint, an opened curtain and several bins couldn't easily have taken care of right?  But you've heard it before that you only have one time to make a great first impression. 

By the way just so you know, I LOVED your home because I could see the great potential in it, but my first time home buyers who have no past experience of making a house a home, simply couldn't get passed some of the things I mentioned and decided to make an offer on a home that had a similar floor plan as yours that made them feel much more comfortable.  Did I mention it was just down the street from yours?  Help me to help you with these simple fixes.

Oh, well no home can be perfect. Putting the smells and furniture aside, doesn't anyone have any vision of transformation? With things being equal, doesn't it come down to price anyway?

A great re-blog that hopefully the sellers that need the advise if they want to sell their property will pay attention to.  Many, many potential buyers just can't see past many of these impediments to a sale.  As pointed out in Andi's blog many areas have abundant inventory for buyers to choose from.

We always do our best to provide honest/tactful feedback.  In today's world with so many foreclosures it is amazing what you may find inside some of these vacant properties.

Gary, I have to agree with you...wallpaper is so individual to people's tastes and no one likes the prospect of removing it.

Winston, I'm starting to think there is a huge deficit in people being able to visualize possibilities and sometimes it does just come down to price and location.

Hi Sue, sometimes it is a challenge to be tactful but feedback is important as long as it's honest.

Karen, I'm not sure but I think that the bathroom is even scarier looking.  Andi always writes so beautifully and chooses perfect graphics to prove her point.
