Slightly Cracked, And Leaking A Bit

Sometimes things need to be investigated even when they are only slightly cracked and leaking.

This flip was "totally renovated."

The house was built in 1953, a VERY good year!

That means the house is strongly built, solid, probably still full of things done in ways they don't do today.  For instance, that drain line is cast iron, and empties into a larger tube that is both cast iron and concrete!  The clean out has been replaced so it is plastic, and new, but that is one solid assembly!  I always kid people and say their drain lines will probably survive the nuclear war, along with the roaches.  Solid stuff!

They don't do it like that anymore!

Like I said, that was a VERY good year!

Turning on the dishwasher first, I went about looking at the house, outside and then in.

Coming in to the laundry new I noticed a puddle on the floor.

Looking at the new plumbing under the kitchen, the ceiling of the laundry room, the drain, everything - I could not find the source of the water!

Everything was dry!

What to do?

So I turned on the dishwasher again, and set it so it was just a little bit away from discharging the water.

Then I went into the laundry room.

Looking at everything there, I merely waited for the dishwasher to begin pumping out its water.

And there it was!

The back side of the drain line, above the clean-out port, was slightly cracked and leaking a bit.

Well, maybe this tube won't survive the nuclear war!

One by one, things in this house made in 1953 will be failing.  This tubing at least is slightly cracked and leaking a bit.   Here and there parts might need to be  replaced with new stuff and plastic.

I UNDERSTAND COMPLETELY...

Could there be a metaphor here?

It is hard for em to believe that someone would renovate a home and leave an issue like this, that is so visable. Really foolish. This is called penny wise and dollar foolish.

Thank you for sharing the post with all of us.

Someone make his first appearance in 1953 along with this home?? :)  So can the pipe be patched, or is replacement needed?

Technology is such that in this case replacement parts are the best way to go Bliz.  That works even with something else made in 1953...

Good morning Jay,

Another great catch on the slightly cracked and leaking (a bit) line...some days I feel the same way - the slightly cracked part, that is.

Just yesterday, Lisa, my client was a retired school teacher.  Just based on my silly jokes along the way, she said, "You must have been a hellion in class in junior high school."

Nailed.

That's the slightly cracked part of my metaphor!

Jay, if this was the biggest defect you found in this home, some buyer is fortunate.

This is the house, Chris, that has been the subject of many a post in the past couple of weeks.

Charlie - to keep the trucks from hitting the washer/dryer?  It would work pretty well!

Never seen a drain line like that (the concrete tube). Around here they usually go straighout the wall or into the floor.

This is a late 40s house Jim, and on a hillside.  I guess this drain goes straight to the street under the front yard.  Orangeburg?
