Christmas in San Antonio

It has been warm, rainy, and muggy in San Antonio the last few days, but blue skies and sunshine will return soon. Winter in San Antonio is great, since bad weather never sticks around for more than a couple of days before the sun comes out again. It can be cold or rainy, but seldom both for long, and I have spent many a Christmas Day at a barbecue or picnic.

As far as investment real estate is concerned, the holidays are traditionally slow, a good time for bargain hunting. There are a lot of properties on the market. Those in good condition, or well-priced, and/or with good flip potential are still selling. The financing panic has subsided and even though there are a lot of lender-owned and HUD homes on the market, their prices haven't been slashed--in fact, they are at or only slightly below market. Sellers are willing to take lower offers, but don't seem to have reached the point of dropping their asking prices significantly.

Since San Antonio never experienced the unusual appreciation of other markets, it has not had the severe drop in price either. Homes are staying on the market longer, but the supply still puts the market slightly into the buyers side. The subprime mortgage problems has hit hard in the price ranges under $160,000, which is approximately San Antonio's median price. This translates into good news for investors, since this is the "sweet spot" for single-family homes that will attract good tenants who can afford to pay $1,000 to $1,300, but who can no longer qualify for mortgages. And rents have started to rise accordingly.

Back to the weather--today it has been quite chilly and grey, reminding me of the British weather I never got used to in England. I am beginning to get worried about the hummingbird: 

She came around to the feeder again, when she really should have left for Mexico by now. I hope she has someplace warm to spend the holidays.

Hi there Robin,

The dark clouds, winds, and some drizzle rain from the north (San Antonio?) just hit Corpus Christi and Padre Island.

So, now I can turn the AC off.

Some challenging weather we'll have here tonight and perhaps tomorrow. We're not prepared or use to that kind of weather.

Lovely slide show of the hummingbirds. I have them in my backyard during the summer. The first time one passed my eyes very fast I thought it was a huge bumble bee. I wasn't use to them being from NY.

Hi, Kim:

I was showing properties in the rain yesterday in New Braunfels and Canyon Lake and I had to have the A/C on in the car! It's crazy--this morning I realized my fingers were frozen to the keyboard, so I turned the heat back on.

As far as huge bumble bees, I will post a photo of a really neat creature we've seen here a couple of times. I took a photo of it at our "old" house, but couldn't grab my camera in time to get a picture of it in our garden here.

Robin, Everyone knows that the texas Winter is only three days long then Spring again for a week or two, then the next three days of winter.  Don't feed the Humming birds after the first freeze are they will stay and not make it through the colder days.  Very good pictures. GO SPURS

Hi, Don:

I too was a little worried about keeping the hummingbirds around at our old place. However, when my husband and I went to the Rockport Hummer Festival last September, we were told by the locals that they would not stick around just for the nectar, but would head for warmer climes.

There are a lot of other blooming plants in our garden that supply nectar, but mainly they eat spiders and bugs and things anyway. I just wonder if this little female was the runt of the litter and didn't get the memo.

Hi Robin -- I have been looking back at some of your older posts since someone mentioned that you have neat pictures of your yard creatures.  I was just wondering... whatever happened to this little hummingbird?  Did he finally depart for the journey to Mexico or just hang around your area?

We haven't had as many hummingbirds, at least at the feeders, this year as last. This could be because we planted a lot of hummingbird-attracting plants that bloomed like crazy. They don't stay still long enough for me to identify them or check for leg bands either. We have at least three in the garden right now, so we'll see how long they stay before they head south.
