We all look forward to putting in our 4 hours of new contract knowledge.  Of course this years contract is not without the fun "what are they thinking" verbiage! 

For me the best of this years is in the buyer sell contract where a buyer applying for a VA loan where the Lender after inspection requires some repairs to be done can waive the repairs.  (i am sure the lender will like that and will fund the loan fully)  =)
