r, I got a lot of responses and comments from the ActiveRain community which made me think that this is a very worthwhile topic and some brainstorming can help us all!
To that point, I'm going to ask: WHAT IS YOUR BEST TIP FOR PRICING LISTINGS?
Here is mine:
Take all the comparable listings, black out the list prices and look at each home and what it has and doesn't have. Place your home in the pile where it compares to the others. Where does the home stack up? If it's better than the $550,000 house but not quite as good as the $575,000 house, you have your answer.
