Home Residential Resale Statistics -- February 2012
In the 21042 portion of Ellicott City, February saw a slight decline when compared to last year. Sales were down almost 14%, going from $11.4 million to $9.8 million, though the average selling price was up around 5%. The key was the decline in homes sold, which went from 22 in 2011 to 18 this past month. A good sign, the average days on the market decreased from 141 days to 98, and there are currently 25% more listings on the market than there were this time last year.
21043, on the other hand, experienced a great month. Sales volume increased over 130%, going from $4.5 million last year to $10.6 million this year. Average sold price was up over 20%, the number of units sold increased from 13 to 25 (a 92% increase), and they stayed on the market for an average of nine less days. Only two homes took over 180 days to sell, with six selling in less than 20.
