If you are involved in the selling or working with Mountain property then get ready. This year in our mountains we grew about 6 percent in price . That's pretty good against a tough market. Now sales were down 20-25 percent. People ask me what does this mean? What I think it means is a shift in buyers.
75 million baby boomer's are starting to retire. Mountain property is the second most popular destination. Georgia prices and values are some of the best bar none. So what we have are higher end buyers coming into our market. This is the shift and the price increase. As the market gets better and sales rebound then prices will take off.
If you are in another area say Ohio, you might consider partnering with us and marketing to retirees looking to move. Same if you are in the Florida panhandle. We are starting to market more and more out of state. So it make sense since you know more about marketing in your area than I do why not capitalize on the trend? Instead of waiving goodbye at the closing and getting your check when you sell their home why not wait for the mailman to bring you another check from the clients next closing!!!
If you are living in the mountains and looking to buy your first home or thinking about it. Do it now. You have the buyers perfect storm of price, interest rates, and availability. Those of you in the Oregon market know what an influx of buyers with cash can do to prices in a market. The same thing is getting ready to happen here. In fact it is starting.
If you are an investor read the above and figure it out!
So we are in ready, set, go mode. Rather than say, "Oh Charlie good for you." Work with us so that we all whether you are buying, selling, investing, or referring can benefit from this market.
