Several years ago a lady called me because she was in the middle of nasty divorce and needed to sell her home.  She had been referred by one of my long time clients. As it turned out she was forced into using her husbands agent so I wished her well and let her know she could call me if needed in the future to purchase a home.  She ended up using another agent to purchase another home for whatever reason.
 

  She called me a year later to tell me what happened and...
 

Yes, it was odd that she called me to help after not using me as her agent to begin with - of which this whole mess would never have happened in the first place with me on her side because I've got good business partners in place. 

 

Long story short, she bought a home that the sellers had lied about mold and many other issues and she was stuck with a house that she and her young son couldn't live in.

 

Apparently lawsuits were flying all around and it wasn't pretty and needless to say she was stressed to the max. She asked me for a referral for a remediation expert that was also familiar with what to do surrounding lawsuits and dealing with the court system. I gave her a referral and she's was on her way. I clearly did not want to get in the middle of such a situation but I could give her a referral.

 

Fast forward another year or so and she called again needing a home inspector she could trust.  The lawsuits had been settled, the work had been completed and she needed to make sure all was done properly. And of course I knew immediately who to send her way, Tom Buckhart, as he's the best inspector I've used in over 24 years.

Tom  Buckhart is an extraordinary home inspector and human being. He's gone over and above the normal call of duty many times over.  I knew he could help this lady out and do it with compassion and understanding of all she had been through this past few years. And sure enough he did that and then some...  

 

He called me after the inspection and told me about the issues still remaining and how some of the work had not been completed correctly or to code.  And then he said, "OMG that poor lady has been through such a tough time I just needed to show her that there are some good honest folks out there.  I just couldn't take anymore of her money...I didn't charge her a dime".  Tom is the kind of business partner everyone needs on their team.

 

This morning I received a very touching email from  this lady......

 

Thank you for all your help!  You and Tom are extraordinary people and your collective kindness brings me to tears.  I'd really lost faith in humanity and personal integrity after all that transpired with the purchase and repair of this house.  Now I know there are still good people in Phoenix who have not been corrupted by money and getting ahead.
 
I know it may seem irrational to even think about selling the house now due to the amount I've put in and the current market, but I've been unable to feel that  this is my home and I don't have any positive association with it.  That of course might change if I experience sticker shock when it is evaluated.
 
I do need to find a good and ethical electrician to fix the problems that Tom diagnosed during his inspection.  Do you have anyone you can refer?  Then I would like to meet with you and see what my options  are.
 
I'll be out of town until 25 March, so will catch up later.

I am glad that I had top notch people in place to help out this lady whether she had bought the home from me or not.  She had been through hell and back and finally, the nightmare may be over for her. I sure hope so.  And we'll see if the time is right to sell her home. She's put over $100,000 into the home and she may need to just sit tight for awhile in order to re-coup her expenses.

 

Sometimes there can be a good ending and this lady surely deserves one!

Dick that is so true. It makes a world of difference that we know that without a doubt, our partners won't let our clients or us down. We count on them - they are priceless.  And so sorry to hear you're on the beach!!

 

David -yes it always does come back around from somewhere. And doing the right thing and giving her the name of trusted partners, well why not? She was in a touch spot - very tough spot with all she had gone through. A little kindness and understanding can make a huge difference.

Excellent, Anna.  It's exceptionally good that you didn't blow her off.  People make choices for many reasons, and I would imagine we only know snippets of the reasons most of the time.  It sounds like the team around you is a reflection of you, as it should be.  Good job!

Anna, there is nothing like trusted partners in  this real estate business...there are some who do not go the distance but you and Tom showed there is always a softer better side to many...so good of you to hang in there and give the needed help she required.  Karma always comes full circle and shame on those who took her money without doing the right work...

How timely.  I just had a terrible situation last week when the buyer went with a home inspector that they selected, which was fine.  BUT . . . I had never worked with him before.  He did a fine job of inspecting but said things which were untrue, quoted prices on items which needed to be repaired/replaced, and referred outside contractors encouraging the buyer to contact them.  When buyers want to retain the services of an unknown, things like this happen.  They never asked for my "trusted" partners.

Hi Anna - My vendor partners are critical to my success.  I have gotten raves about the inspectors, repair persons and lenders that I have recommended for my clients.  One of the things I've heard when I've received referrals is that they were told I was great and had a great team to make everything run smoothly.

Kathy - most likely. She was having a challenging time and it was the right thing to do.  

Jan - thankyou!  The interesting part is the gal who referrred her to me is bringing her two daughers over this evening to spend some time with us!  It's one big circle - family.

Kathleen I can hear in her voice that she's doing so much better and recovered not only from the nasty divorce but the whole house mess.

Anja - that is a great story.  Write a post about her!

Mike I think in her case she was so distraught and didn't really know which way to turn, walked in on a open house and you know the rest of the story.  They are truely excellent business partners and I am so grateful for them all.  I trust them to take excellent care of each and every client.  And they do....!

Ginny - the golden rule works every time!  It wasn't easy at first because she was quite upset....but I just worked through it and gave her the people she needed.

Debbie - that is the way it really is.   Some folks don't understand at times the value we bring with our years of expertise and dealing with many situations. And the others.....are clients for life!

Charlie you nailed it.  It was a fine line not to be crossed!

Barbara - get it down right the first time around.  Absolutley!

Kathyrn, not so odd considering her mindset at the time......and I do believe that is the case now that she'll be telling her friends about us.  

Bryan - yes she had a very hard time trusting anybody.  Thankfully she's come full circle and has her trust back.

Carla some folks want to be in control and think they know more.....and that's when things can go serioulsy wrong for them.  Trust the experts - in every field!
