Well said Michelle. Glad someone finally made this point loud and clear.
I couldn't agree with you more. In my area, if a buyer doesn't have either a pre-approval or POF letter they are pretty much setting themselves up for failure as our inventory is down and multiple offers are common. It is so frustrating - how are we supposed to help people if they won't help themselves.

Michelle, I always require a pre-qual letter, a copy of the earnest money deposit check, and POF before I will make an offer on behalf of a buyer. I then send it to the listing agent along with the offer. And when representing a seller, I won't accept an offer without it attached. It's just standard operating procedure! :)

Diana, yes, we are seeing multiple offers too and buyers don't realize it makes them look unprepared.
Regina, me too. It's like going camping and saying, "I'll just pick up some water once we're there." It may not be available!
Michelle: The buyers who do this are usually not really ready to buy or they would be on it and have their pre-approval before they begin actually looking for a home.
Jane, I agree. I try to explain to them that their inaction is loudly communicating their fears to the listing agent.
Well said! Also, it helps them to be realistic about the price range they should consider. The worst thing would be for them to fall in love with a home that is not realistic for their finances.
