Self-Promotion: Ease up on the Realtors in 2007! (Resolution #2)

I was recently at the Salon getting my hair done when my hairdresser introduced me as a Home Stager to another customer, who is a realtor here on Long Island.  This, of course gave us both common ground and much to talk about.

I realize now, that in my eagerness to introduce my business to her and explain the concept of Home Staging in a favorable light, I was more involved with getting my own points of interest across to her.  In actuality I should have been asking her what she knew about the concept of Home Staging, and whether she would ever use it - and if not, why?

It seems that since the inception of my business, I have vacillated between "offensive and defensive" tactics because I was under the impression that most realtors in my area did not have an interest in using staging as a tool to help sell their listings.  After 4 months on Active Rain, I have learned so much about the correlation between realtors and other industry professionals.  Although I should have known better than to launch into 'self-promotion' with the realtor I spoke with that day at the Salon, I did have an epiphany as a result of my 'faux pas'. 

I believe that gaining the respect and trust of the realtors with whom I wish to work, is paramount to fostering an understanding and 'partnership' between Stagers and Realtors.  We need to find out what they know about Home Staging and what questions or reservations they might have which would prevent them from working with us.

I RESOLVE to spend more time LISTENING and less time PROMOTING in 2007!

There's an old saying, "You have 2 ears and 1 mouth for a reason!" I've spent time on becoming a better listener. So many of us are thinking about what we are going to say next and not paying attention to what our customers are asking for to begin with!

Val - I think this is so true.  I should take a lesson from my husband - everyone loves him.  What they usually don't realize is that after talking to him for half an hour he actually said almost nothing.  He asks questions and gets people to talk about themselves.  The reason he does this is because he can be shy and does not like to talk a lot but people love him.   Whenever I stage a home I remind myself before I go in to let the homeowners do most of the talking especially in the beginning.  I think a lot of staging is psychology - getting people to let go.  It is a timely reminder that the same holds true when talking to Realtors.  (and probably everyone for that matter)

Val-I agree. It's easy to spend so much time making sure you hit all your own points that you don't really get the other guy's! Funny, if you flip the story and make the agent the talker, you get what I experienced at my last Realtor meeting -- I was so taken aback by the agent's enthusiasm for the house that I nearly forgot I wasn't there to buy it! Some of us might need to speak up a little more ;)

The trick is to ask the kind of questions that cause your prospect to come to conclusions on their own that match your value proposition. It takes lots of practice and is something I'm still working on in my fourth year, but when it works it's magic. You have the right ideas, keep moving in that direction.

Hi Val, We do not yet have staging services available in our market of Wenatchee, Washington... except for those realtors who took a class and think they know how to stage a home.  ;-)     As an agent with NO experience with stagers I have never questioned the benefit of staging.  I do, of course, wonder what the "investment" would be.  This is the bottom line to most sellers.  How much will it cost?  Then we must determine the likely return for that investment and make a decision.   Can you give me some scenarios?  Are staging fees paid out of closing like our selling fees?

Awwww Val, this post blessed me!  It took something for you to do your own self-examination, but then to ADMIT it in front of the large Active Rain community too????  Thanks for your humility.  I stand in agreement with you on that "listening" part and wish you a prosperous 2007!

Yeah Val, now that's what I'm talking about. We need to be working together as a team, realtor and stager. Realtors have very strong opinions about staging and I have had more success sitting one on one with realtors just talking about everything plus staging.

Just last night at a New Year's Eve Party I sat with a small builder and he doesn't believe in staging, says his houses are just beautifully constructed and sell no problem. Great I said, never tried to sell him on the idea. Listening really works.

Scott....Thanks...I "hear" you, and regretfully I am one of those people who finds themself not FULLY listening because I am thinking ahead to what point I want to add!  I know...Bad Val..Bad, bad, Val!  But this year, I'm workin' on LISTENING and TRYING TO UNDERSTAND the other person's perspective.

Claudia....Conversation or any kind of dialoging should always be a two-way street - give and take - talk and listen....we need to remember to hear what the other person is saying in order to understand where they are coming from ("walk a mile in their mocassins")  Thanks for sharing your viewpoint!

John....That is some very profound advice and I am actually going to 'meditate' on that because what you said is really pretty intense!  ..."ask the kind of questions that will cause the prospect to come to their own conclusions that will match your value proposition"....can you give an example?  I want to make certain that I understand your concept....

Carol....I can't speak for all stagers, only for myself and some others who I know....'staging' costs are usually the responsibility of the seller.  For my clients, that can be as inexpensive as $200 for a detailed written consultation which is the culmination of my spending about 2 hours touring the house and property, taking pictures, writing notes of everything that I see which needs to be addressed (the fee is completely affordable - think of what most people spend to have their car 'detailed' before putting it up for sale!).  I then take that information and type up a report which becomes a 'blueprint' for the seller to make all necessary changes.  The report details in priority order and room by room (or outside) what needs to be removed, added, repaired, painted, cleaned, and/or relocated.  I specify where to position the furniture and accessories.  I make recommendations for paint colors.  I instruct the seller how to keep the house in 'showing condition'.  I should also mention that a copy of the Consultation report is given to the realtor as well as the seller.

As I mentioned previously, with respect to the Consultation, the seller can do all of the work themselves, or they can do some and hire me ($75 an hour) to assist them or complete the staging.  If the seller does not want to do any of the work themselves, they can hire me to do it all, and I credit them 1 hour of free staging because they paid for the report.  

I will also go to the seller's house and give a free estimate of what the price would be to stage it.  I work within the seller's budget, so if it is a question of being affordable, I can do as much or as little as the homeowner is comfortable paying. Keep in mind that any staging is an improvement. Also, as part of my Staging service, for all houses that I stage, I go back on the day of the first Open House to 'touch-up' and/or set up, so that all the realtor has to do is show up with the signs and balloons! I do not charge for that added service.

Some realtors like to 'gift' the written consultation to their clients...I offer realtors a 20% preferred agent discount when they pay for any service including the consultation.  I also am willing to go with the realtor to speak to the seller about staging and answer any questions that they might have.  This takes the burden off the realtor/

Maureen, I am in the same boat as your husband. I don't talk a lot at parties, but like it when people "light up" when they talk about things they enjoy. I never realized it, but maybe this is why they think I'm so "outgoing" and friendly.

Val, you make an excellent point regarding "offensive and defensive tactics" when promoting staging, I have often felt the same way.  I think it is a balancing act of listening to the clients needs but also providing them with information about what staging is and how it can benefit them.  

I hate being "sold" on anything and I never try to do that to my clients.  Listening is a great way to make sure everyone gets what they need.  Thanks for another great post.

Dee...believe it or not, I am basically a shy person...I prefer a one on one to groups or parties.  It IS amazing how much people like the 'listeners' of the world...by listening you afford the other party the ability to hear their own thoughts and come to their own conclusions.

Gina....Like yourself, I do not like people trying to 'sell' to me...be it a product, service or idea!  I guess I should know better than to try to do the same to others, right?
