Princeville Kauai condo (and house) + short sale update for the week of Mar 11th to Mar 17th

We had a fair amount of sunshine this week, which we desperately needed! It seemed to bring the buyers out too as six condos went into escrow. Yay! The “contingent” catagory was the largest which is extremely rare. Usually, new listings or price reductions lead the pack – it’s nice to see so many go into escrow.

New Listings:
Puamana 7A is new on the market listed for $265K after being purchased for $135K in 5/01. Sealodge B3 is back on the market after selling as a foreclosure in 11/11 for $215K. With fresh paint and new appliances, the condo is priced at $389K.

Back on the Market:
Ka’iulani 48 is back on the market priced at $985K after expiring this week. This townhome sold on 9/07 for $1,502,610 from the developer.

Contingent:
Two Emmalani Court units, both owned by the same seller, went into escrow. Unit 422 is listed for $399K and sold as a foreclosure for $365K in 9/09. Unit 524 has a list price of $455K and was purchased for $380K as a short sale in 6/09. Short sale Nihilani 21A went into escrow while listed for $469K. This Makani floor plan sold for $778,745 from the developer in 10/06. Pali Ke Kua 141 went quickly into escrow after only 8 days while priced at $529K. This unit last sold for $205K in 1/99. Hanalei Bay Villas 30 was purchased for $530K in 8/03 and found a buyer while listed for $659K. Another Pali Ke Kua, unit 246, also went into escrow listed for $719K after 731 market days. This unit sold for $455Kin 4/01.

Under Contract:
Pu’u Po’a 308, which is listed for $699K, went from being active to under contract. This unit sold for $360K in 10/91.

Withdrawn:
Bali Hai and Hanalei Bay view Pali Ke Kua 109 was withdrawn after 1,148 days on the market. Now priced at $699K, this condo started out at $869,900 and was purchased for $621,400 in 12/03.

Temporarily Withdrawn:
Ka’iulani 61 was withdrawn after 651 market days with a list price of $825K. Purchased from the developer in 6/08 for $856,400 this townhome first came onto the market priced at $875K.

Price Changes:
Ka’iulani 68 reduced from $718K to $699K after selling for $898,250 in 1/08. Now on to your Princeville home update.

Last March there were 75 sales, 35 of which were residential and 24 condos. At this point in time there are 36 sales – 19 of which are residential and 10 condos. Do you think we’ll surpass March 2011? Overall activity is certainly on the upswing.
