No more (empty) flyer boxes for me!

By
Real Estate Agent with RE/MAX of Spokane 77217

Awhile back, I decided no longer to put flyer boxes on my sign posts. There are two reasons for this. First of all, even if I give the seller 200 flyers, or stop by to fill them, eventually- there WILL be a day when the flyer box is EMPTY. It looks bad.

Second of all, I LOVE to get "the call". I would much rather have a prospect call me than pull a flyer, any day. I can qualify them, brag about the home, and have a chance for a real connection. If they are actually looking for a home, I will set the appointment to view the house. (of course I always ask first if they already have an agent).

With phone numbers, text numbers, and the awesome QR Codes I have on all of my sign riders. (With the QR codes, the potential buyer can swipe the code with a smart phone and view the VIRTUAL TOUR)  there is no reason for an outside flyer. The snoopy neighbor can get online and see what their neighbors house is selling for.

For me, unless the seller REALLY wants a flyer box on the sign, it's a thing of the past. So far all of them agree, as long as potential buyers can access information easily, they are fine with no flyer/brochure box. I do color flyers for inside the home for the prospects serious enough to view the home.

This also insures that the flyers will not be " old" and have a former price point. Yes, in the perfect world- we would never neglect flyer boxes. But take a look around, it happens all the time.

I am certainly willing to service a flyer box, as I said- only if the seller really wants one.

Empty flyer boxes are bothersome. This is just one way to simplify, and as long as the seller is good with it, I think it's better for all of us, including the trees. :)

BethAnn, we did away with our exterior flyer boxes a few years ago for the same reasons -- along with the fact that I would sometimes get complaints from neighbors about flyers blowing around and scattered in the neighborhood. We still have flyers inside the home, but that's far more manageable.

BethAnn:  I agree with you about the flyers and the flyer boxes.  I would much rather have buyers, and even nosy neighbors, call me so we could chat about the home... and other interests they might have.

I have thought about doing away with mine. You have me considering it again. Decisions...Decisions...Decisions! I have had some printed out which cost me a pretty penny only to find out that either the kids in the neighbor hood took them all or some adult doesn't know how to take just one. They seem to be for the nosey people and not the serious buyers. Since I have been doing this I have only had one sale from a flyer on the yard arm sign. Guess I will stop too...Wayne

Well said, BethAnn.

    "Coming up Empty"

I have glued a Flyer onto the inside of the plexiglass, so that when they are all gone, there would be one left to read.  But people will tear those off of the plexiglass and take them.

Hi BethAnn, Well it seems like the outside flyer boxes will soon be a thing of the past, but as of now I still have a lot of clients that look at it as another added feature.

They are ALWAYS empty * ALWAYS * I have QR code stickers on my signs and where signs are not allowed, I have the 4X4 sticker on the front glass window - easy to remove when it is no longer needed.

My signs have a phone number for our office, my cell number, a toll free number, a text for info number, and a QR code.

If someone does not know how to text or pull up a QR code, they DO know how to DIAL THE PHONE!

Wallace, I like the 4x4 idea too!

Beth Ann~ We stopped doing outside flyer boxes also (unless the seller is insistent).   We have a toll free call capture number that we put on our riders.  The real problem with flyers is...you don't know who picked one up and you have no way to contact them!  Most of our sellers are happy knowing that with the call capture, we can call back the potential buyer.  We also put full color flyers inside the house for serious buyers who schedule a showing!

BethAnn...

I like doing anything to save paper ... it's green and less expensive, and I don't think that you lose any marketing pop!

What QR code generator do you use?  And can you track the number of 'scans?'

Francine, our offices uses the one from tourfactory.  www.touractory.com  and that way when the person scans it, the tour pops up. :) I am guessing you can track the number of scans, yes. But I just refer to the weekly tour report.
