Fort Worth Semi-Custom Home - from the high 130's to the low 170's !

Every Once in A While I Find a Home That Really Stands Out.  I'm Going To Share One Of Those With You Today.

This single story home is just packed with features on the "wish list" of most of the buyers I have met.  The covered from porch really sets off the exterior look.  The "streetscape" is one most folks remember first after a long day of looking at home after home after home.

The porch, the brick columns, the steep pitch of the roof, the "reverse gable" with the mild-eyebrow window above the garage door, and finally the double-eyebrow dormer window above the porch... all these architectural fine-points make this one home to remember.

As you enter into the foyer, the first thing you see is the quad-vaulted high ceiling... very "custom" looking.  It makes such a great combination media room/family room... just perfect for watching the Cowboys on their way to their next Super Bowl !

The gourmet kitchen features oodles of cabinets and counter top space, an oversized corner walk-in pantry, a food-prep island, and a spacious breakfast nook that opens to a rear paio.  The master bedroom is split from the secondary bedrooms.  The master has twin vanity sinks, and a spacious walk-in closet.

The two secondary bedrooms are good-sized, and each has a spacious closet.  Finally, there is a "bonus room" just off the foyer... perfect for a second livng area, or a den/study/computer room.

This home measures 1655 sq ft, and is either under construction and available soon, or can be built according to your time schedule.  Pricing ranges from the high 130's in Crowley, from the low 160's in the South Hulen area to the low 170's in northern Fort Worth just a smidge west of the Keller line.

Karen Anne, that is a huge difference in price for the same house.  I guess it all boils down to location, location, location.

Hi Marchel:  Yes, the location makes all the difference in the world.  The most expensive part of building a new home is the land it sits on.  The Crowley area is more secluded, and the lots are less expensive.  And, because of that, there are a few less standard amenities in the homes in that location.  The more "prime"... and I know that "prime" depends on one's perception...but the more prime the location, the more expensive the land is, and then the more amenities the builder includes, all of which raise the price.  Marchel... thanks so much for commenting.  Take care...

I like the perspective you gave on this. Good way to introduce the home to potential buyers.

Hi Candy:  Yes, the standard features are nice.  Many builders will not include an island, and that's a feature that lots of buyers really like.  Thanks for commenting.

Hi Patricia:  The prices here over the years have simply gone up very gradually.  Because of that, there has not been a real estate "bubble" here to "burst" like many other areas of the country that were subject to the wild price increases they went through over the last ten years.  So... no bubble... no dropping prices.  I think many of the local folks have truly been scared by all the negative national publicity in the media, though.  They are, in general, just scared to make a move.

I am glad you liked my "streetscape."  Oftentimes when I get to a place when writing where I need a word, and cannot think of one, I just make one up.  I think streetscape may have been one of those.  Not sure.  Send me down some relocation buyers.  You'll really look like a hero when they see Fort Worth pricing.  Take care... be well, stay warm.  Thanks for stopping by.     Karen Anne

Hi Anne and Eddie:  Yes, pricing here is great.  Please read my comment to Patricia above this one.  No bubble here, so no price drop.  Still, many folks just seem scared.  Perhaps it is the national media.  Thanks for commenting.  Take care...
