Not much of an update this week. I haven’t been seeing a significant increase in Judicial Foreclosures yet. I really think most lenders are just holding out until the non judicial foreclosure moratorium is lifted in July of this year. Local lenders appear to favor judicial foreclosures where they can come after the mortgagor for a deficiency judgment. National lenders appear to favor non judicial foreclosures which are faster and cheaper but there can be no deficiency judgement.

Interesting, you can have both, judicial and non- judicial. We, in Florida, have judicial. Takes a long time.

Hi Jon: Non judicial is a lot faster but the stste put a moratorium to force lenders to go to state mediation. No one has gone. Freedie Mac just switched to judicial.
