Kingsbrooke Townhouse Report: February 2012
If you are in the market for a townhouse in Bristow, then you know that supply is simple not enough to meet demand. Kingsbrooke townhouses are flying off the shelves. Let's take a look back at the resale activity in February and see how it compares last report (January 2012) and last year (February 2011.)
KINGSBROOKE TOWNHOUSES FOR SALE
3 Listings were Active: 1 Foreclosure, 1 Regular Sale, 1 Short Sale
There was one more active listing in Kingsbrooke townhouse in February than there had been in January. And there is no one type of sale dominating what's available. The high list price was nearly 3% higher than it had been the month previous and the low list price was over 2% higher. The average list priced was just under 4% higher than it had been last month. There are no comparisons to the same reporting period last year as there were no available listings in February 2011.
KINGSBROOKE TONHOUSES UNDER CONTRACT
7 Listings were Under Contract: 3 Short Sales, 2 Foreclosures, 2 Regular Sales
There were nearly double the number of Kingsbrooke townhouses under contract in February than there had been in January. This category is narrowly dominated by Short Sales. The high list price at time of contract was unchanged compared to January, while the high marketing time was 44% longer. The low list price at time of contract was just under 14% lower than last month, meanwhile the low marketing time improved by 75%. The avearge list price at time of contract was 4% lower compared to last month, but over 15% higher compared to last year. The average marketing time was 62.5% longer than it was last month, but nearly 64% improved since last yer.

1 Listing Sold: A Regular Sale
Since there was only one Kingsbrooke townhouse that made it to the sold column, let's simply take a look at the average from last month. There were no resales in February 2011, so there will be no yearly comparison. The average sold price was 23% higher than it had been in January and the avearage marketing time was 91% shorter.
Kingsbrooke townhouses are certainly in demand. If you've been thinking of selling, now is a great time to get it done and get it done quickly.
