Burglar Today's post is a follow-up from the yesterday's article on home buyer safety tips. We typically cover Texas real estate news such as new developments, market updates, and upcoming areas, but also provide industry news, tips and advice.

We felt that holiday safety tips were important this week because you may have a friend whose guard is down during the holiday season. Please remind them to be safe if they're still shopping for a home or investment property this month. Feel free to provide feedback on whether these posts are useful or if you prefer "regular" real estate coverage.

NOW...HERE ARE THE TOP HOME SELLER SAFETY TIPS
In addition to the applicable buyer tips from yesterday:

  • Never let strangers know you're home alone. Even if you're single, use "we" on your voicemail.
  • Ask the buyer for the name and phone number of their real estate agent or mortgage lender. If a buyer isn't working with an agent or lender, why are they calling to see your home?Binoculars
  • Put away prescription drugs, keys, cash and valuables. Savvy criminals will take spare house or car keys so they can come back later.
  • Obtain vehicle information. Ask for the color, make, model, and license plate number of the buyer or real estate agent's vehicle so you can verify once they're in front of your home.
  • Before the appointment, wait at a window that allows you to see from which direction the buyer approaches your home. Also notice whether they are on foot.
  • Keep a strong stance if you're home during a showing. Stand or sit with your back against a wall so you can use it as leverage. This also prevents someone from sneaking up behind you.
  • Use your car key as a discreet defensive tool. If you feel unsafe walking to or from your car, keep your thickest key in your hand by your side, held between your pointer and index finger.
  • Be cautious when entering your home after a showing. Check closets and hiding spaces with caution. In fact, instead of completely leaving the neighborhood for a showing, you may want to park at the end of your street to watch as the other party leaves.

Of course, these tips aren't meant to dampen the holiday spirit! The bottom line is that family and personal safety is important, so let's make your home buying or selling experience a positive one!

I was definitely hoping agents would take a look at these! I hate to think of something bad happening during the holiday season, but we have to be careful.
