John - Buyers definitely need to find an agent who works in their area of interest and who know the area.

Michelle - I dont there are a lot of agents that try to work outside their area, but there are some. They cant be as helpful as someone that knows the ins and outs of an area.
Love your list of questions, John. Many times folks pick the first person who answers the phone without asking questinos but a litlte background on people goes a long way!
Kristin - People do tend to go with whom ever calls them first. That may not be a bad choice, but you should establish WHY they are a good choice instead of just based on who called first.
