Prior to listing your house, you need to have a discussion with your real estate agent on how best to show your home.The showing of your home should occur after you have clean, made needed repairs, removed excess furniture, and wall decorations from the house, etc.These items need to be either sold at a garage sale, or packed into boxes and put into storage off the property.Once this has been done, you are ready to show your home to potential buyers.Following are a few tips concerning showing your home:

·The property needs to be ready to show.At times this may be inconvenient.If your home is not easy to show, many agents will skip your home and go on to another property.Make sure your agent puts a lock box in a convenient place that is easy to find by the visiting real estate agent.Agents should give at least 2 hour notice prior to touring the home, but as a seller remember there are occasions where this is not possible.

·Require all potential buyers to be accompanied by a licensed real estate agent.Do not allow agents and/or potential buyers to enter the home without using the lockbox system.Always leave the property before the agent enters the home.As a seller, never answer any questions asked by buyer’s agent and/or potential buyer.

·Have all lights on both inside and outside.At night, having the lights on gives the home a homey impression, and during the day prevents shadows and brightens dim areas.

·Create a good fragrance within the house by either using a potpourri pot, or putting a drop of vanilla extract on the oven burner for a few moments.

·Concerning pets it is best to take the pets with you when you leave the house.If you cannot do that, put up a sign that is visible at the front entrance defining the types of pets, and location within the home.Provide special instructions, such as keeping outside doors closed.If you have a dog, be sure to have the dog in a penned area.Cats will normally hide, but be sure to give instructions to keep the outside doors closed.

·Put your kitchen trash in a plastic bag, and rid it from the kitchen before the visitors enter the home.Trash bag has a negative image, and may possibility create a bad odor.

·Be sure to have the house tidy, make the beds, pick up papers, no empty glasses in rooms, recently dusted, and vacuumed, etc.

By creating a positive atmosphere in your home, will improve your chances of selling the house quickly, saving you money, and allowing you get on with your new life.
