Top 5 Realtor Photo Mistakes

This morning I was looking at some properties on our MLS, and I just HAD to blog about the top 5 realtor photo mistakes

I've learned the hard way about bad photos, so I'm using some of my OWN terrible shots to give you examples! This is embarassing but I'll take one for the team here. (PS. I DID NOT use any of these on MLS!)

 

1. The Tilt - Taking a photo that is perfectly straight is difficult. Sometimes you don't even realize your photos were slanted until you upload them later. FIX - when taking the photo, use horizontal and vertical lines around you to aim correctly.


 

 

 

 

 

 

 

2. The Car Shot - I constantly see cars in the driveway in photos, or even through a window. FIX - Ask seller to move their car! At times it is impossible to get someone to move a car,  so at the very least, if you can't get the shot at the time, come back later.

 

 

 

 

3. The Floor Shot - Where the floor of the room takes up the entire photo. FIX - The 1/3 Rule - Have the ceiling, room, and floor each take up 1/3 of the shot. Fortunately this example isn't so terrible, but I've seen much worse.








 

4. The Small Room - Enough said. Small room photos never do a property justice. FIX - Grab a chair, stand on it, and photograph aiming down from above.

 

 

 

 

 

 

 

 

 

5. The Dark Room - This is a constant problem. When you are photographing a dark room, or if there is a window in the shot and it is causing the rest of the photo to darken. FIX - There are a few fixes for this. 1. Sometimes your camera will have a "Fill-in" option which brightens the whole shot. 2. Don't make the window the center of the shot. If you angle your camera so the window is only letting a little light into the shot, it should help. 3. Get creative with your photoshop skills. Use a program to brighten the photo after you take it.

I've had an issue with tilted rooms. Many times, the window or entertainment center or whatever is in the background, is straight, and the parts closer are then seen as tilted. I'll adjust it a little, but if it makes the background tilted, that looks bad too. Some room shapes are just not very photogenic.

And I see no point in pictures of small rooms. Yeah, it's a washer and dryer... next...

Thanks for the tip on taking photographs of a small room. I shall use that the next time I'm taking a laundry room or small bathroom.

My photos look FAR worse than these. That's why I now hire a professional photographer. Not ever agent needs to do this, but "photo challenged" ones life myself should.

My other pet peeve is not labeling the picture. If you can't tell what the picture is of...please help me out and describe what it is we are looking at. I mean seriously, if you are going to post a picture of a wall with a window, at least tell me what room it is!

And of course...if the picture is out of focus...DO NOT post it in the MLS.
