I call these my "Yes, there is a Real Estate God" stories. I have a couple of them.
Story one happened last year. Denver is a soft market and has been for five years. Neighbors called in mid-spring to say they were building a new home and wanted to sell the one they were in. We listed the home and sold it within seven days to a couple from Texas with Centex homes. We were able to get the highest price per square foot ever in the subdivision. Our former neighbors were happy, we were happy and we had some nice new neighbors.
Two months later, now August (and pretty much the slow period for most Realtors) we get a call from the new neighbors, the couple with Centex. Seems as though Centex had a different plan and John was elevated to a very senior position with the company and it was back to Dallas for them. We all know that real estate is supposed to be a three to five year investment. When we took the listing the second time, I was concerned since they had paid top dollar for the home not two or three years prior but two MONTHS prior. Well, the Real Estate God smiled and amazingly, we had two buyers simultaneously. Slow time of year, down market and we were able to get the homeowners $9,500 more than they had paid for it and this time in five days. Every time I think I know real estate, something like this happens-proving once again how little we all know!!
