Sea Girt has had a boom in sales this Spring, taking their inventory levels from a buyers market level of 7+ months, to a neutral, healthy market level of just a little over 6 months.

Under $1MM, there are the typical West of the tracks homes for sale, but between $2MM and $3MM, there is only one home available.  Buyers have snatched up 10 homes this Spring.

How is the Avon market --- do you know?  My clients are just beginning to think about a summer home, but it won't happen before fall.

Hi Kate,

There are currently 25 active, 5 under contract and 7 have closed in the last 6 months.

Spring is the selling season for Avon.  As a matter of fact, history shows us that if a seller has not sold by July, the odds are agains selling between August and January. 

Avon is a great alternative to Spring Lake and Sea Girt.  It is more affordable and demographically very similar.

If your clients come to town in the Fall, the inventory levels will be lower, but they will have good negotiating ability.  Fall is a great time for people to look for their summer home.  Most homeowners know how long the winter can be waiting for a buyer to come around in the Spring.
