Planning to buy new construction?
Always have a knowledgeable real estate agent help you.
....Yes, the photo at right is what the condo building looked like 4 months ago :-)
It costs you nothing to have a good agent guide you all the way through the process.....
....AND it can reduce your monetary outflow and your stress level.
The builder's representative's job is to protect the builder's interests.
Your buyer's agent is responsible to you.
The following photo tour is of a typical pre-drywall walk through which you attend with your Realtor and the builder's construction manager.
What you are looking for at this stage is to make sure that all your electrical and plumbing options are all in the right place.
You can also hire the home inspector of your choice and have him give you a report on the structural integrity of the property.
After that, all that needs to be done is a pre-settlement walk through to double check that everything that was ordered for the home has been installed, and that the property is fully ready for occupancy.
Next step? Settlement and getting the keys to the new place!
