Victory Lakes Single Family Home Report:  February 2012

I think it's safe to say that Bristow is officially done with winter.  Making that prediction at the end of February would've made this life long Northern Virginian a little nervous.  I am familiar with the wrath that Mother Nature can throw our way in March.  Howver, things seem to be a lot milder than they've been for the past few years.

Victory Lakes is alive with color as the flowers and trees start to bloom.  Our real estate market is also in full bloom, so let's take a look back at the single family home market in Victory Lakes for February 2012.  We'll make our comparisons to last report (January 2012) and last year (February 2011.)

SINGLE FAMILY HOMES FOR SALE IN VICTORY LAKES

There were no active listings at the end of February 2012.

For the second straight month there were active listings at the end of a month.  There is a serious inventory shortage for single family home buyers in Bristow.  If you have been thinking of selling your Victory Lakes home, now is a great time. 

SINGLE FAMILY HOMES UNDER CONTRACT IN VICTORY LAKES

3 Listings were Under Contract:  All Short Sales

Short Sales have a way of lingering in this category.  There are two that make up the stats here that have been under contract way too long.  Once since 2010.  That doesn't happen when you hire an experienced and successful Short Sale Agent.  As for the numbers, the highs and lows are the same as they were last month.  The average list price at time of contract increased over 1.5% since last report, but lost about the same percentage since the same reporting period last year.  Meanwhile the average marketing time was 48% longer than it had been the month prior, and 40% improved since last year.  Seems the numbers bear out in this category nearly unchanged when we compare year over year.

2 Listings Sold:  Both Short Sales

 

Only Short Sales seem to be were the action is in Victory Lakes these days.  The high sold price was over 20% lower than it had been in January.  The high marketing time was 97% shorter.  The low sold price was 6% lower than it had been last month and the low marketing time improved by 86%.  The average sold pirce was 17% lower than last month and 23% lower than last year.  Meanwhile average marketing time was 95% shorter than it had been last month and 10% longer than it had been last year.
