MISTAKE #3: Not Ordering a Home Building/ Structural Inspection
Another mistake made by home buyers is failing to get a home inspection. Sometimes they get so excited and happy to get their first house, they think that skipping a home inspection will help them close escrow and get into their house sooner. Other buyers are on a tight budget, and they think they can’t afford to spend $300 or $400 so they try to save money by skipping the home inspection. Unfortunately, buyers who do NOT order a home inspection are making a big mistake! They may end up with a surprise expense, having to fix thousands of dollars of repairs AFTER they move in. You as the buyer need to know WHAT’S in your house before you purchase it. Only then can you make a good business decision to buy it, to request that the seller fix things, or to NOT buy it at all. Remember that no house will be in perfect condition, not even a new house. But you need to know up front so you can negotiate with the seller. Because once you have the keys in your hand, all the problems in the house become YOUR problems. So get your home inspection report, read it with your Realtor®, call the home inspector with any questions, and understand what’s in the report.
