Raleigh Real Estate - How I really show properties!

In the beginning of my real estate career I would follow these very detailed steps when working with a buyer.

  1. Have the buyers meet at my office for intial consultation.
  2. Go over disclosures and explain the process and what to expect.
  3. Get the buyer Pre-qualed in the office.
  4. Search for properties based on criteria (price,location, features of the home)
  5. Set appointments.
  6. View as many homes as possible
    1. Once in the car I would just start casually talking about the area and answer questions along the way.
    2. We would stop for lunch or snacks (my treat)
    3. My number 1 rule no matter what we must enter every home we have an appointment for. My reasoning to view all homes (the buyer would quickly have an understanding of the market)
    4. We would only remember homes worth remembering.
  7. Once we found a home they were interested in, we would head back to the office.
  8. Once we were back in the office
    1. I would do Comps in front of the buyer.
    2. I would call the other agent in front of the buyer
      1. and ask if there were other offers
      2. When the seller was looking to close.
      3. What conveys
  9. Then I would write the offer with the Buyers present (handwritten offers)
  10. I would immediatly fax the offer. pre-qual and copy of EM cheque to the LA.
  11. Within 2-3 hours negotiations would be over I would immediatly get all signatures and seal the deal.

Now lets fast forward to NOW

  1. Buyer calls on one of my websites and wants to view a listing.
  2. I speak with buyer for a little bit and gather some imformation about them.
  3. We meet at the home.
  4. I go over disclosures and explain the process at the home.
  5. If buyer is not interested in this home we discuss other options and set a follow up appointment.
    1. I email buyer properties to view, buyer emails me properties they want to view.
    2. Buyer usually conducts private search on their own.
    3. Buyer drives by homes and neighborhoods on their own.
    4. Buyer calls me when they want to see the interior of a house.
    5. I make the appointment and we see a few more homes.
    6. Buyer is interested in making an offer they need to do some research.
  6. I email comps.
    1. Buyers go to public tax records.
    2. Buyer goes to Zillow
    3. Buyer searches for more properties they may not have seen or skipped over.
    4. 2 days later buyer emails me that they are ready to put the offer in that evening.
  7. I prepare the offer prior to meeting the buyer in person I leave price, date blank until we meet in person.
  8. We meet and decide on the offer.
  9. I email the LA the offer, the approval letter and the EM cheque.
  10. We negotiate for 1 week.  Big difference.

 

With so much information accessible to the buyers. Buyers are much more involved in Their home search than ever before.
