I am not going to buy now, I am curious for later...

I hear it every day. I understand that people are curious about the Daytona market. I am also curious, but I do not have cash to put my curiousity to work.

But you say that you will come back in few months. So, you can buy today, but you choose to buy later?

Let me get it straight. You are asking about the view of the ocean, but you are not going to look at it now, you plan to come in 12 hours.

Well, now, at 3 PM the ocean is stunning. I can’t even describe how beautiful it is.

But you will come in 12 hours, and at 3 AM I it will be pitch black. You will not see anything. To the point that you would not know that there is the ocean, unless it is full moon, but there is no full moon today.

Same with buying real estate. You are asking me about prices and availability of condos in Daytona Beach area today, but if you are not buying today, it doesn't mean anything.

When you decide to buy in several months, there will be different market, different condos for sale, different prices.

You don’t believe prices will not stay that low? Look at last year. Condo market is up. You will pay more today than a year ago. Oh, you think the market has not yet bottomed out yet? Then come to see the ocean at 3 AM Daytona later and we will have the answer.

Jon, I have come to the conclusion that there are people out there who always have their eye on the market but never actually buy anything. They don't mind picking up the phone and chatting a lot though.

It is the one in the hand versus the 2 in the bush scenario. If you are investing that is one thing . But if you are buying a dream to live in then why not go ahead and pull the trigger? Your post voices some of my frustration with the same comments

Malcolm - absolutely. But some are truly believing that in 6 months they would buy for less, and in 6 months they bitch that they could have bought for less back then, and they donot buy again and come in 6 months only to see that it is a bit more expensive and now they bitch that they did not buy then...

People are sometimes like dogs chasing their tails... it is like greener pastures somewhere else, and here it is better prices in the past...

I don't know, Jon. I have closed deals with customers who check in with me sporadically for years, then one day they show up and feel comfortable with the market, and buy something. You can never tell...

These buyers who want to hold off aren't really buyers anymore than they really want to stare at the ocean at 3 AM in their pajamas.

Jon sounds like I have spoken to this person before.   If  a potential buyer  don't plan to buy for sometime the price right now is of no value.  These are the people who will kick themselves for procrastinating.  Price will not remain low forever.

Tim - there are exceptions to every rule. And yes, one of a hundred or of a thousand comes back in years and buys. I am in the same resort for 11 years, and I see the same people coming every year, and every time they are checking whether it is time to buy. We went through the highest market, we went through the slowest market, but they are still trying to find that golden minute to make an offer

Elizabeth - thank you. And usually there is no reason why they want to wait. They agree that the price is excellent, they listen to you, they look at the comparisons,... and then they say they would come in August and maybe buy in August. Ha, just when our seasonal market is at its peak
