Ocean Pointe Real Estate Sales Activity for October 2007

Ocean Pointe a planned community in Ewa Beach, Hawaii (makes up part of tax map key 191).

Single Family homes: Average sales prices of single family homes in November saw a dip, leaving the year to date average sale price a little over 5% lower than the same period last year.  Inventory level has grown a little in November bringing it up to slightly more than 4 months worth.

Condo and townhouse sales are another story.  Sales volume has shown drop a large drop year to date from the 2006 levels.  Average sales price has seen a slight decrease year to date from 2006.

Randy,  Ocean Pointe is one fine community.   The problem there is the congestion on the highways.  I do not look for the "light rail" to have any impact on the traffic whatsoever.   Come to think of it, I am not sure light rail will go anywhere anyway.   Jerry

Jerry - You will still have to fight the traffic in and out of Ewa Beach to get to the rail.  Even if you take the bus it will be stuck in the same traffic.

Randy,   I am absolutely amazed that people have not studied this issue further.   The rail will simply not have an impact on the traffic at all.   Let's face it, it won't save even five minutes to ride the train.   The stop after stop after stop will take over an hour to get from Leeward Oahu into downtown.  Might as well take the heavy traffice and at least get to where you are going without having to nab a taxi or a bus to get to the final destination.    I remember an old addage that "it's really hard to fight city hall."   Ahhhhh, hoot, it's Christmas!  Enuff of that!   Jerry
