Suprises at a vacant listing showing......you never know what to expect....

I was working yesterday with Clients from out of state.  They were looking for smaller acreage, something with utilities, potentially an older mobile, or shed, that they could use while they built the little house of their dreams.  They also were considering older homes that might need work.  We looked at 5 properties total thru out the Bastrop County area.  Of course I heeded all of the showing instructions for each of the listings, did my planning to make a concise tour so we were not criss crossing the County, and planned a stop for lunch. 

The day went well, and we had one last stop, another "vacant" listing, a much older home, the showing instructions said "Go", there was no reference to a lock-box.  Found it with no problem.  It looked like it had not been lived in for quite some time from the exterior. 

We approached the front door.  It was locked.  But to my surprise an old dog greeted us with a couple of warning barks.  I was shocked to see a dog inside, especially with no mention of one in the MLS instructions.  Peering in the windows we saw that the dog had water and food.  I knocked, and knocked again, with no answer.  We walked around the exterior of the house.  I tried the garage door, it was unlocked so I entered,  my Clients who were eager to see the house were right on my heels. 

 The garage was no longer a garage....it was a party room.  Old couches, some posters, and beer bottles and cans every where!  I ventured into the house while my Clients marveled at the number of beer bottles and cans that were "collected" in the garage.  The house was not in the best of shape.  It was obvious that someone was staying there.  There was a mattress on the floor in both of the bedrooms, clothes left laying on the floor where removed,  and some undergarments hanging from the ceiling fan!  More beer bottles and cans,  and the dog.  There was a bag of food for the dog in the kitchen. 

Needless to say it was hard to get my Clients to focus on the house and property, which really has potential for what they wanted to do.  Had the place been empty and at least relatively clean I think it would have been top on their list of properties.  But at this point  they are put off by it. 

I have called the listing agent.  She is aware that the Sellers young sons are out at the house "periodically"  and there is nothing that she can do about it.  I think if we had known what we were going to find, in advance, we all would have been more prepared, and potentially a bit more amused than put off, when we experienced the party house.

One never really knows what to expect at a "VACANT" listing.  Not long ago I came across an old farm house where the barn had obviously been used for dog fighting...and unfortunately, there were carcasses all around - so your beer party house would have been much more pleasant than the one I came across.

Just wait until you go into a lender owned property and run into the same thing.

My first thought was that local kids knew the house was vacant and were helping themselves to the use of it and I, as you, would have notified the listing agent.  Guess it's not quite that bad - and guess it IS local kids, just ones with more right to use it than I'd first thought. 

Going to be hard to sell that one, but at least now you can give potential buyers a heads up first.

I can understand your surprise but if they really wanted the house they would have put in an offer.  The owner's sons would be staying.

Tricia.  Happy Holidays.  I remember being a teen, and we did have our secret hide outs just not a home for sale...too much potential exposure for us!

Renee, Happy Holidays.  I'm not so sure about that.  

The Clients and I had a heartfelt conversation about looking at future potential and overlooking owners possessions before we went out.  

The other properties had the same basic "bones" that these Clients are looking at, but cleaner!

Once Buyers get a bad taste in their mouth it is hard to get them beyond it!  I can understand why some Buyers might be really put off by the conditions that we walked in to.  First impressions are so important. 

These people are looking for a good deal but they  are not "investment" buyers who might  have a tendency to overlook conditions.  It was a bit shocking to them.

The condition that these high school kids have created makes it seem like there is a lot more work involved.  If the Sellers cared about the clean up it would have been done.  The home has been on the market for a year.  This indicates to me that they don't care.  So that probably means that the clean up with be in the Buyers lap.  

The poor conditions also lends itself to questioning wether the property merits reconditioning or just tearing down.  At the current list price, or even in negotiating range,  the value is not there, if that is the case. 

I actually like this property for it's future potential. Party house or not! Wish I was in a position to buy it!

You never know what a vacant house will have to offer.  I don't like surprises like this.   Hope you found them something they liked better.  Great pictures!:)

 At least the sons and the other person were not in the process of putting that ornament on the ceiling fan. Your clients might have really been put out !!  But you have to admit, this business can be very interesting. I have had some REO listings that opened my eyes WIDE !!
