Have Your Realtor® Do It!

The majority of Buyers love to look at listings on line . . . which is why you can SEARCH LISTINGS on my site too! But, when you're getting ready to buy, have engaged the services of a Realtor®,do you really have time to constantly scour the listings??

The Writing on the Wall

I read the above on my wall this morning. A buyer is "sifting" through 170 criteria matched listings and muses how "in theory" it seems exciting . . . then reality takes over.

The first response they received was:

"Have your realtor do that for you. They have access to FRESH listings."

Hmmmm . . . exactly!!

How many of you remember the song by Simon & Garfunkle "Sounds of Silence"?  The lyric "And the words of the prophet are written on the subway walls" came to mind when I saw something today on Facebook.

Well . . . let's update that a little:

"The words of the prophets are written on the FACEBOOK WALLS!"

Are you searching for a home to buy?  Have your Realtor® do it!!

Looking for a home to buy in Beaverton or the Portland Metro Area?  Why are you spending time going through tons of listings on line when you have a Realtor® -- That's our job!

I, personally, go through the listings many days per day when I'm working with a buyer client.  I scan new listings, back on market listing, listing that have had price drops, etc.

If the property matches critera, I send it to my client with my personal notations of why I'm sending the property to their attention.  AND . . . as a Realtor® who works diligently to find viable options, I also point out properties that my clients might have overlooked.

A good Realtor® does a lot to help their clients . . . looking at properties is just one of the many things I do.

And BTW -- NAR needs to up their game a tad with their marketing/advertising.  They are FREE to use the tagline: Have a Realtor® Do It!

It says so much!!

I set the buyers up on automatic updates with their wish list on the MLS. Save a buyer from looking at 170 plus listings that may or may not have their parameters.

Carla...I had a client tell me he was surprised that I was able to look at all the houses in less time than it took him to log on and set his parameters.  "Why am I doing this?" he asked me.

Yep - and as you said, when we are actively out seeing homes, whether it's previewing or showing, we often see homes that might be really good bets for another buyer - even tho not a perfect match with their criteria. Makes it so much easier to include good ones they might otherwise miss...and exclude others that will clearly disappoint.

Today people are spoiled by the volume of real estate listings available to them.  Each site packages them a little differently.  Each search returns them in another order.  The public perception is there must be something hidden out there I have missed.

I have clients using my search plus I know they still go out to Zillow or Trulia.  Why ?  I really have no clue.

When I new property comes on the market I send it to them immediately.  I don't like drips.  I like to preview the property myself to be sure it meets the requirements of the client.  It's much easier for me to check the hot sheet than it is for them to pour through a search.

Hi Sarah -- absolutely

Hey Bill -- I can do that do, but I don't.  I find that the parameters are still to broad and my clients are bombarded with crap that really doesn't make sense to them.

Hi Nancy . . . that's another plus to this!! Actually going out to see them.

Hey Bonnie -- I couldn't agree with you more.  Just this afternoon a client found something on somewhere showing it was active, back on market . . . but the home is showing pending, I tell her 10 times.  "But, I saw it active."  Nope, it's pending.  I really have no clue why either.  I love checking the hot sheet!!  I'm with you and thanks for the comments!

Carla, Good advice for buyers. I had a client who  emailed me request to look at listings and she wwrote some id numbers from some sites I had  no idea where she got the information because these were not in our mls .

It can be frustrating when they search on different sites and the homes are withdrawn or expired or pending listings.
