Many people purchasing newly constructed homes opt not to have a home inspection. We all know the drill - the property has been inspected by codes, the property super has been watching the subs to ensure quality control, blah, blah, blah. Yeah! Right! In my 7+ years of inspecting commercial and residential properties, I can write a book about what I have seen in new construction.

As is my habit, I generally do an initial walk-around to see if there may be some glaring issues that I will need to pay more attention to. I could not help but notice the condition of the roof covering on this brad new house! It looked like, "Who did it and ran!" Attached are a few photos. Not only were the tabs raised, there were several sections that looked as if the fasteners were backing out as well. What a mess! And, their neighbors roof already had shingle damage. New! Not even a month old!

If you are purchasing a newly constructed property, get it inspected! I really hate to say it, but it is getting to be like the Jerry McGuire movie ~~ "Jerry! Show Me the Money!" Some builders want to maximize their profits by hiring cheaper labor. Subs have to make money so they cut corners or engage in shoddy workmanship. Home buyers are the ones that are eventually going to pay the price for this. It does not matter if it is a $150,000 home or a McMansion. I see it in both.

Great advice. We too often trust new items to be fault free. Just like with new automobiles that can be lemons, new homes can have major flaws too.

Your right, I always tell my Clients to get new homes inspected, the inspectors always find things that the normal homeowner will miss.  Get them fixed and right from the beginning.

Michael, great post and I couldn't agree with you more.  We had an inspection done for our 1 month post construction checklist.  There were a number of issues which needed to be addressed, to include improper support of our fireplace in the basement to the lack of a light switch outside the 5th bedroom we added over the family room for the hall lights.  I can't remember the entire list, but I felt the inspection more than paid for itself.
