Princeville Kauai condo (and house) + short sale update for the week of Mar 18th to Mar 24th

Aloha,

Things are starting to move and the consensus seems to be that the market as a whole is picking up, especially with condos. As of today, there are thirty three units in escrow, twenty of which are priced at $500K or less. Eight are in the $500K – $600K price range with only one of the remaining five priced over $1M. In addition, there are only three active condos priced under $250K. With seventy seven active units, there’s still quite a selection from $250K up to $3.425M which is for the entire Orchid Point complex which consists of three ocean front units. Here is your update for this past week:

New Listings:
Remodeled Puamana 10B is priced at $305K and was purchased for $357,250 in 3/04. Ocean, mountain and golf course view Hanalei Bay Villas 4 is new on the market priced at $699K since last selling for $845K in 7/08. This is not a short sale.

Back on the Market:
Emmalani Court 224 sold for $670K in 4/05. It was on the market at $369K when it went into escrow on 1/23, but like so many short sales, it has fallen out and is back on the market. Short sale Nihilani 21A went into escrow on 3/11 and is now back on the market. This Makani unit sold for $778,745 in 10/06.

Contingent:
Ali’i Kai 13B, priced at $289K went into escrow. This ground floor unit was purchased for $150K in 7/92.

Sales:
Ali’i Kai 1202 closed with a sale price of $305K slightly down from the list price of $325K. This unit last sold for $135K in 6/89. Bali Hai and Hanalei Bay View Pali Ke Kua 111 closed at $639K cash while listed for $699K. This was not a short sale despite a former purchase price of $950K in 10/05.

Withdrawn:
Ka’iulani 63 was withdrawn with a list price of $799K. This townhome started out priced at $839K 264 days ago. It sold for $810K in 9/09.

Price Changes:
Ka’iulani 76, which sold for $900,570 in 4/07 increased in price from $630K to $670K. Short sale Puamana 1B reduced from $265K to $255K. This unit sold for $405K in 4/05. Puamana 21B was purchased as a leasehold in 4/99 for $70K and converted to fee simple in 7/00 for $35,700. It was listed for $533K and reduced to $449,500. Villas of Kamali’i 2, which sold from the developer for $640K in 5/04, reduced slightly from $699K to $689K.

There was very little evidence of activity this week in the way of Princeville homes, as the only change is one home that went into escrow. However, there were quite a few showings this week so hopefully we’ll see some evidence of that in the near future. Here is the one home that found a buyer:
