It used to be that if condo owners in Florida did not have their own insurance policy, the association would buy it and them pass the cost to the condo owner. The law was changed in 2010, and now the Association can’t force the condo owner to have insurance of the inside of the condo.

The way the law is written, it implicitly requires the insurance, but nowhere in SB 1196 it says that the owner has to have individual insurance policy.

Not that the owners shouldn’t, it is always a good idea to have, but it isn’t mandatory.

Why?

Because there is a master policy covering the building.

However, the Master policy will not cover the furniture in your unit, the walls, the ceiling, appliances, window treatment…

Nor will the Master Policy provide liability insurance for injuries, which happen to your guest inside the unit.

To get the idea how it may hurt the condo owner, just watch this short video and cringe on this huge bill, which is still not paid after 2.5 years now. Is peace of mind worth a few hundred bucks a year?

Why so many people still don't have it?

Maybe they confuse peace of mind with piece of mind? Which would explain the belief that Hurricane Charlie was the last Hurricane in Central Florida and there will never be another one...

Missing the liability and the contents protection out of the Master Policy is a detail you don't want to miss. I remember Hurricane Charlie with Orlando and Daytona. Great video. $43,000 is a lot of damage. Two and a half years and not settled??? WOW.

Gary - in addition to that these so called H0-6 condo insurance for owners have $2,000 to cover the deductible in case the assessment comes as a result of the Hurricane. There is always a deductible, and it has to be paid befor ethe Insurance kicks in, and this deductible is usually about $2,000 per owner, so have it built in as a relief after the hurricanes, when damage happens and deductible will be required

Wow, I have some residents in my HOA who are bitter and unhappy with HOA for a similar incident. people don't realize the umbrella policy of the HOA is for the coverage "as explained in the HOA contract", most of the times it is not for the interior and personal belongings. Very convincing video ... thanks for sharing

Insurance is a must ... I can't stress that enough. I had a water pipe break in my unit ... and flood the condo below me! Had I not had the coverage, I would have not only been responsible for my own interior, but would have had to pay for the unit below me.... I also insist in renters insurance when I take a rental listing. Thanks for sharing!

Marianne - yes, it is "saving pennies now" mentality. And flooding those under you is ot really that uncommon. I live in condo. In the last 7 years in two condos we were flooded 2 times. The ceilings and the walls had to be replaced.

I never thought about how my insurance would cover me if my broken pipe flooded my neighbor's unit. I always had the insurance to cover MY unit. Great post.
