27 sales of detached single family homes in February closed in the neighborhood of Danville. This is a good rebound from the 17 sales in January. There were 21 sales in February 2010 and 30 in February 2011. The average price dropped to $729,000 in February from $835,000 in January. The median price per square foot, however, increases from $305 in January to $322. Closings in February had a closing of 98.8% of their asking price, an increase from January’s 98.4%. That is actually the 2nd continuous month with a rate over than 98%, something that has never occurred in the neighborhood of Danville in the last 2 years.
Closings in February were present on the market for about 61 days, an increase from January’s 29 9 of the sales in February or 33% were in distress, in comparison to the 5 or 29% in the month of January. Only 2 closed sales homes sold for over $1,000,000 in February.
The neighborhoods of Danville West Side, Crow Canyon Country Club and Tassajara Ridge all showed very good activity in the month of February.
