The December Market Update was encouraging in the Gulfview, but since then there have been some activity that increased the competition once again:

  • There are 27 Active listings with an average list price of $846,674 and an average of 201 days on the market.  Prices range from $675,000 to 1,150,000 and even though the lowest priced listing in this building is priced below my theory of modifing the anticipated sales price it remains on the market.
  • There are no pending units at this time.
  • Average Sold price this year for the 5 units that have sold in Gulfview is $684,000 for 2006.  Hopefully 2007 will see an increase in activity.
