I sympathize with your problem. One of the first conversations you should have with your clients is about how to keep in touch.
These days there are many good ways to do this. Physical presence is not required as long as there is access to a computer somewhere.
A seller who leaves the area should be reachable by email or cell phone, and documents can be sent out, negotiated, changed, signed and returned without her actually being in the area.
Realtors too, have been known to leave the area without letting anyone know, and without causing any disruptions to the flow of negotiations.
Now, if a seller leaves and there is no way to contact her, then that is a different story, and her Realtor would have an educational job to do.
Crazy! A seller who is serious needs to make themselves available at all times and let you know when they will be out of town.

Sellers should at least give you an alternate contact point - with someone who will be able to reach them even when they're on vacation.
Marte: Agreed! All I got was an auto response to call his assistant at work.
Does the seller have a website or co-workers or a boss who is in the loop about their whereabouts? Can you find them on Facebook and see who their friends or relatives are and contact them? Someone has to know where the person is.

Don: He made it back. He lives in another state working at a bank. His assistant knows nothing about this home he is trying to sell.
