Is It Possible To Sell My Home Without Lowering The Price At Lease Once?

This question was posted over on Trulia this morning.  My answer to the question...

ABSO-FRICKIN-LUTELY!  

If a home is priced right and presented well, it will sell, and most of the time it will sell quickly.  We just sold a cute little ranch in Waynedale (South/Southwest part of Fort Wayne) in 10 days.  Why did it sell so quickly?

1.  It was priced right.

2.  It was in a desirable area.

3.  It was presented well.  

Now, don't get me wrong.  We don't have this kind of success with all of our listings.  Some homes are a little tougher to sell for various reasons.  Some of them have a very unique lay out and some are in areas that are very slow right now.

All homes can be sold without lowering the price.  For some of them, it may mean waiting decades for the market value to catch up with the price.

I am a buyer's agent, and don't have any listings.

The last two homes on which offers were submitted, were above the list price. On one of them, I am waiting for the response from the seller's agent. He called me last night to tell me that there were 18 offers on the home. It had been on the market for three days. Our offer is one of two being considered.

With the right price on the right home, we wind up having bidding wars with multiple offers. I hate it, but as a buyer's agent, when you find a home that you feel is worthwhile, there are a lot of other agents who come to the same conclusion.

It's possible if you listen to your Realtor about pricing and current market conditions. Your friends and family are well meaning, but don't have access to all the information that a local agent does.

Jared, or Gerald, or Darren, or Jerry, whatever name you go by :), I too wanted to congratulate you on your featured posts. I agree with you that the number one factor in selling a home is price. You cannot change location. That simply affects the price. I, too, recently sold a home in 10 days. Two showings, two offers, and multiple phone calls before it went under contract. Sold for over list price. Really good inventory homes are selling quickly for very good prices.
