San Elijo Hills Homes for Sale - Resale and New Construction

By
Real Estate Agent with eXp Realty of California, Inc. CA DRE #01490977

San Elijo Hills is a visionary, award-winning master planned community in southwest San Marcos. Built on the highest point in San Diego's North County, the community offers dramatic views of the ocean and coastline, backcountry, mountains and incredible sunsets.

And right now is a pretty time to explore this community.

Buyers are attracted to this new subdivision because of the prices (as compared to neighboring Carlsbad and Encinitas), the views, and the community itself, with its own schools, town center, and the feel of a New England town.

San Elijo Hills is organized into multiple neighborhoods (some of which are gated). Multiple builders collaborated in the creation of this community, with homes that vary in size, style, price, amenities, lot size and views. Some of the communities have been completed, and only resale homes are available; a few others are in the process of being built, with models, a few brand new homes ready for purchase, and more releases of homes due in the future.

Completed neighborhoods include:

Acacia, Azure, Calistoga, Cambria, Carmel, Cedar Crossing, Copper Creek (affordable apartment homes), Creekside Cottages (attached homes), Crest View, Mariner's Landin, Meridian, Morgan's Corner (townhomes), Promotory Ridge, Sagewood, Saverne, Springfield, Village Square (townhomes), Waterford, WestCliffe, WestRidge Cottage Homes (townhomes) and Woodley's Glen.

There are 50 resale detached homes for sale in San Elijo Hills, ranging in price from $530,000 to $1,049,000

(starting at 3 bedrooms and 2 baths, and up to 5 bedrooms and 4 baths, 1705 - 4237 SF).

There are 26 resale attached homes for sale in San Elijo Hills, ranging in price from $359,900 to $610,000

(starting at 2 bedrooms and 2 baths, and up to 4 bedrooms and 3 baths; 1111 - 1740 SF)

****************************************************

New homes being built (with some already completed) include:

•·        ATHERTON - sizes range from 3386 - 3741 SF, beginning in the low $800s.

•·        LUMINARIA - sizes range from 2478 - 2708 SF, beginning in the low $600s

•·        MASTERPIECE  - sizes range from 4993 - 6007 SF, beginning in the $1,900,000s, with incredible views from the highest point in San Elijo Hills

•·        PALISADES - sizes range from 3717 to 4237 SF, beginning in the mid $800s

•·        SYMPHONY  - sizes range from 4194 - 5025 SF, beginning in the $1,500,000s, with terrific views from the highest point in San Elijo Hills

Builders are pretty motivated to sell their new homes, so you may some find incentives being offered to buyers.

There are also a number of short sale properties and some foreclosures in San Elijo Hills if you are interested, and are willing to wait through the sometimes-lengthy transaction. Read more about buying short sales here before deciding.

Are people relocating to California - or are you seeing more sellers?  The reason I ask is that I find many of agents here are starting to post single site properties on CraigsLists in OTHER cities.  Like the Pink!

Eleanor -- I would say more people moving here than the other direction. I have at least 6 out of state buyers at the moment who are fairly active in their searching. Hope the color was not TOO much. :)

That is interesting. Here in North Carolina we also are getting a lot of newcommers. Many are from California and New York / New Jersey. Where is everyone coming from? LOL
